We backed out of a deal because the roof was 20 yrs old and we could not insure or finance it.

I would guess roof replacement would exceed any home inspection contingency dollar limit. The most popular contingency a buyer can demand right now is the contingency of selling their primary residence. Inventories are starting to climb again, so although your case was common sense, buyers need to know they don’t have to settle with anything they feel uncomfortable with.
