Does one really need flood insurance south of 466A?

And check with your insurance company...they have access to flood zone maps.

The entire general area is pretty much low risk, BUT..if you very carefully read your homeowner's policy there is a lot of water damage that your HO will NOT cover and that a flood policy will. Since we are in a low-risk area, that makes the cost for the policy relatively cheap and IMO it's worth the extra cost to know you're well covered.

For me, it's a small price to pay for peace of mind. But I also purchased title insurance and I know others do not feel the need. We have never lived in a designated flood zone. I lived in Houston when Tropical Storm Allison hit and folks that lived very near me were flooded. It's my understanding that your home owners insurance will not cover any damage from rising water.

A toilet overflowing is a mess but not a flood.

I can only tell you what we did after living here for five years. We didn't buy flood insurance.

Now if you don't and you flood, I am going to have to kill myself. Especially after you brought me the most delicious ice cream cake a person could put in her mouth and you carried it over hundreds of miles in dry ice.

I was going to give you our first born grandson, Missy Pie, but he asked if he can finish college first?
