The homes north of 44 are built better than the new ones down south. Buying a resale is a better deal for many reasons. Mature landscaping, upgrades are done and the Bond is much lower or paid off. People don’t even realize that on top of the cost of the home down south the Bond can be an additional $50k or $60k or more!

One of my big complaints is the use of DRYWALL screws for everything, I see these constantly used in the plastic electrical boxes for mounting the switches and outlets. I have also seen these used for mounting ceiling fans!!

There you go, that's really the answer.

I'm sure they have someone who's designated some sort of "special" or "assistant", who's authorized to sign off.

The original poster's complaint about studs & electrical boxes may be in conformance with the code, but not having an independent 3rd party inspect, isn't the way it's supposed to work. In my opinion, the permit fees in Sumter County are ridiculously low, so it wouldn't be surprising if the Inspection process is a little lax.

Drywall screws are the "Duct Tape" of the construction industry ... it'll hold anything, at least according to the people who use them.

Serious question - not trying to sharp shoot. I use drywall screws quite often on many things. Is there a reason I should not?

I live in 1year-old house in Waters Edge. My bathroom studs are on 16" centers.

Here you go ... pretty accurate.

In my experience, the issue is exactly what you do ... convenience.

Sadly thinking that southern residents don’t have idea of current Bonds is comical. I will say your $50-60k is definitely off, might want to spend few minutes on bond info.
Large percentage of buyers, sold north of 466, between the 6’s moving to new homes, upgraded amenities. So not only did they have older almost paid bonds, they continue to move south with full knowledge of how bonds work.

Best guess less than 3% of buyers in TV may not have known of bonds possibly if they were moving from Historic side. TV gives info pamphlet of cost for living, bond is within the $$ cost.

Posting new buyers don’t t have a clue, is just wrong.

You have the option of repairing or replacing windows, doors, drywall repair, windowsill replacement, floors, cabinets, fixtures, the list goes on. It’s the punch list workers are in your home following day, some the same day.

If you choose to fix everything yourself that’s on you.

Thanks, I will probably continue to use them for many things. I do know that they are brittle and have snapped the head off a few.

What you save on those items you will spend replacing / updating floors, countertops, paint, HVAC, roof, etc.
