We moved from Buttonwood to Monarch Grove. No regrets. People that diss the area below 44 don;t live there. As one poster said, visit the area, take a 2.5 mile around Hogeye, listen to the music at Ednas, enjoy the pitch and putt or the fun putting course along Fenney way. I have never lived in NYC, and would not seek advice on moving there from folks that havent either. Feel free to PM. No need to start another rhubarb on here.

In a couple of years I’ll be able to sell my discounted home for a nice profit to people north of 44 who want to be in the heart of the villages, and buy again in this wonderful area which already has much to do. . 5 new home starting back in Springdale and happy at each place . 3 cheers for the family

VOCC reminds me of living in a small, peaceful town with everything you need within easy reach.
The entrance is beautiful and the walking trails serene. If turning left seems dangerous, turn right for 1/4 mile and U on green. |

OK so I have read lots of responses from the I love my area so CC isn't my cup of tea, and it's too expensive.. So let me respond as a resident of Chitty Chatty. I will try to be unbiased (not that unbiased though!!!!). I am also the administrator of the Facebook Group 'The Village of Chitty Chatty', residents only Facebook group that features photos of the construction phase, alligators, and other local residents, advice, and tips on the design, home building, suppliers etc. So here are the facts on the area.
AGE Most people (registered in the Facebook Group) appear to be in their mid 50's and coming up for or newly retired with a few older people to keep us youngsters in check. POWER LINES Yes there are some and they are visible over the homes. There is also a line that runs through the multimodel path that connects Rohan to Bradford NOISE Around the lake at 9pm (1st week March) there was no traffic noise whatsoever. There was however a racket from insects coming from the preserve, great if you want the sound of nature over the sound of civilization. On the other side of the Village (Wilder Path\ Chitty Chatty Run) at 9pm there was some slight noise from the odd car traveling down Morse Blvd. During the day time it was hard to say as there was lots of construction noise at this time (1st week March). I do not anticipate there being much noise due to the retention of trees along the Morse Blvd. PRICE This is relative. Its no more expensive than other new areas down south, or come to that the resales up north. Yes they are a lot more expensive to buy than the new homes up norther were 20 years ago !!!! There are lots of other postings that compare prices and Bonds elsewhere so I won't rehash an old debate. POPULARITY The lots around the lake sold out in days, with the best lots having sold on day 1. The homes have been released in the past month, and the first residents started moving in last week. The post starts in July. CONNECTIVITY The Chitty Chatty bridge will connect us to Rohan and the north at the end of this year. There is a Multi-model path that runs through the middle of the village heading to Bradford and the Bexley Bridge LOCATION LOCATION LOCATION LSL is 7.7 miles by golf cart Brownwood is currently only accessible by car and a little over 3 miles. When the CC bridge opens at the end of the year its a drag of around 6.8 miles. HOWEVER, when Meggison Road opens the journey will reduce to 6 miles - this is mainly due to the huge detour the multimodel path has to take around the Grace Tabernacle Church no Warm Springs Avenue (close on a mile !) 4th Town? who knows where that will be, but if we take GoldWingNuts previous projections (junction CR470 and Florida Turnpike) then it will be 4.6 miles. NEARBY AMENITIES Apart from the commercial area of Lake Deaton to the north, commercial units are planned to border 44 by the Chitty Chatty bridge. To the South a commercial area is also planned around the area bordered by Warm Springs Avenue and the Florida Turnpike (opposite Everglades). There are also rumors of a mini-town square, ents area and farmers market. The exact location is still to be announced and these are only rumors (St Catherines area possibly?) WALKERS \ RUNNERS \ CYCLISTS The Villages have done a fantastic job of including walking paths that wind around the Chitty Chatty Preserve and will link up the Villages of Bradford, Sta Catherines and then to the north around Lake Okahumka, in to DeLuna and Marsh Bend Trail, the southern areas Fenney. Yes, turning left exiting CC might be a challenge presently with all the working trucks and all the trades going to each new village but once the village of St. Catherines is complete in about 2 years they will all be going to the next new village. Perhaps using the soon to be built Megison road going up and back all day. Perhaps there might be traffic lights at the CC exit for the benefit of the residents of Sandalwood as well as CC, it seems logical to me. It also appears that heavy traffic will be using Megison road so there may be a traffic light there as well. Just my opinions, well thought out as they are! |

How close do you want to be to the 441/27 corridor of restaurants, retail stores and medical facilities? Take a ride on this section of 441/27 to see what will not be very available to you south of 44.

Who wants to sit in that traffic? As someone who experiences it 4-6 days a week (for work), you can have it. I guess if you have to visit “medical facilities” and “retail stores” multiple times a week, you should move close to there.

The traffic, at its worst, is not what I was used to in NY, NJ or south Florida. Also.....the stretch of 441/27 that is the stomping ground is a very short distance. All those stores and restaurants contained in approximately less than 3 miles is really great.

One positive I see in moving to the new areas is if you're a younger person in your 50s up to about age 60, you'll be with more people your own age and will grow old with about half of them as your neighbors.
When I moved to Tamarind Grove and purchased a new CYV, I was 60 years old. I'll be 70 in July, of the 13 villas on my street, five of the neighbors that were here when I arrived are still here. The others, three have died and five have moved. Some multiple times, one villa has had four different owners. When you're 60 and associate with folks that are in their 70s, there is a cultural difference. Since we had a new village, we didn't have a neighborhood softball team yet. I played for Calument Grove for my first season. That village is at the far northern edge near Mulberry and was built around 2000. The manager was 76 and only did things his way and would never take advice from anyone on the team. The average player was between 68 and 74, so at age 60 I did feel a bit out of place. The coach not knowing me, put me in right field and we were 0 and 11. I told him, I didn't really like the outfield, I'm much better infielder. The last game of the season, our regular shortstop was out, he asked if I could play shortstop, I said yes, I played it in Little League and on my softball team in my 20's and 30's. I don't know if it made that big a difference, but it was the only game we won that season. Fortunately my village got a team next season, that coach asked me if I wanted to stay on his team, I said, no thanks. |
