Might?? That is an understatement. That store will draw traffic from many miles away. That road (466) is not designed to handle that much volume a big box store like that will draw. Gonna be a nightmare.

Coming from most directions it will be 301 that carries the brunt of the traffic since the location of Costco is closer to 301. But Walmart is not thrilled? It will be a stones throw from their doors. Will be interesting to see how much impact it will have on the house values of those of us who live in that area.

I have also been to a Trader Joe’s and nothing thrilled me about the store except for the dehydrated sweet pineapple chunks. Maybe one down here will be better but who knows….to each his own.

I'm in Mallory Square. IMHO, Costco's new location is just PERFECT!!!!!! I'm so glad I will be close again to a Costco. Ever since I became a member 35 years ago, I've always had a Costco within ten minutes of my home with the exception of our Villages home. Now that will happen again. Hooray!!!!!!!!

In Michigan our 7 Costco’s have a Sam’s and, Sometimes the Walmart is in the same complex as Sam’s, Costco at the other end. Parking is a crap shoot anywhere near Costco, Sam’s is not nearly as busy, but Walmart parking is few and far between. Weekends wait for parking and gas can be 20 minute wait, at Costco.

My guess is about 30-40% of TV residents were Costco shoppers in their prior life, most dedicated to driving 30-60 minutes from TV. Add the residents who have Sam’s or BJs only, who are curious to try their one day shop, and 700 parking spaces will be tight. Clermont Costco on a Wednesday @ 1pm is a zoo, with only parking far far away. As for traffic it’s a 4 lane which for us was the norm to any Costco for us, and usually in a retail plaza with homes surrounding the area.

As far as home value, did that change when, any commercial area started building at Any Village? Because before anyone bought a house you knew that property was Commercial. Wise saying in TV “Never buy a house next to a farm or empty property”

Topic since 2007 on TOTV “where to live” because you need medical facilities, groceries and shopping within minutes from doorstep. Driving more than 15 minutes is ridiculous . Never buy south of 44 because retail (golf) isn’t going to be built for 10 years.

I hoped Costco would be out of the Bubble, not so convenient to jump in the cart to grab a frozen mocha, and a chicken for dinner. At least with WAWAs it curbs my visits because I have to drive there for my Christmas Cookie smoothie.

Nah.....you want to see traffic? Drive around Long Island and get on the Belt Parkway to Brooklyn. Drive on University Drive in South Florida. Now THAT'S traffic.

Too much traffic up there now but probably would switch from sams to costco. Just do not buy all the bulk I use to and locating it there makes it more available to younger people who may utilize it more. Where would you out all that stuff anyway?

For those of us in the South, Clarmont is only 27 mins away (38 mins if avoiding tolls, GPS est.) and the new Buffalo Plaza store will be 23 mins away (32 mins if avoiding tolls, GPS est.). Especially in snowbird season, I'm willing to bet the estimate for getting to the new store will be significantly longer.... The mostly Hwy 27 drive south will no doubt be faster than going north.

Long range road planning includes expanding 466A to 4 lanes from 301 to I 75 and adding an interchange at I 75. Probably at least five years away though..
