Default Design Date Till Closing

We just had our design week with our final signing last Friday on June 18. We have a final build date of December 9, 2021. Due to building material shortages and delays, there is also a possible three month extension written into the contract, specifically to cover material shortage. We were told they have only had to make use of this extension twice.

Street of dreams in February, build start in April, closing in June.
The Villages builder
Was told permitting takes 30 days or more.
Outside builders seem to need more time.

depending on what model and site, 3-6 months..and if you're adding a pool at the time of the build 9 months...that's the real story.

3 - 5 weeks after signing they break ground. With a few exceptions, 3-1/2 to 4 months after breaking ground will be the closing.

We just built in St Catherine and no one we know, regardless of design (about 50 other people that built) did it take anywhere near 9 months including those that have pools. There was a delay from the average of 3-1/2 months this past winter when they were having a problem with the window vendor that was causing a 3-5 week delay.... that's the real story from someone that has recently gone through it.

We also signed Friday June 18, closing December 15th with a pool. Don’t recall “three month extension” but did have a clause for a 30 day notice to extend closing date without any reimbursement from The Villages.

Design meeting was late April. Down payment delivered May 5. Closing set for Oct 12.

Design completed and contract signed 6/11. Scheduled to break ground 8/9 and close 11/30 with no pool. Contract allows for unlimited delays due to covid 19, otherwise they would pay for accommodations and storage.

I just bought a spec home. About 3-4 weeks ago, I enquired about building on a lot and I was told the earliest design appointments were in October and that closing would be May, 2022.

We had our design appointments finish up this past Monday. Construction starts the last week of August and closing is December 14th.

We finished our design in February and just closed 6/22. It was about 4.5 months. They don’t start the build right after you sign and make payment. I think it was about 2 weeks. The building goes so quickly it’s amazing. They build a great house.
