Default Development District Assessment

I've been reading this board for a couple of months and I don't believe I've seen this mentioned.

In the sales kit I received from the TV sales department, there is a sheet titled 'Cost of Living,' in which some average costs in TV are listed. There's an entry for the 'Development District Assessment.'

What is this?

It has a range from $100 to $317 per month. What is that based on, property value? Location? Any idea what this amount might be for one of the manufactured homes in the eastern section?

It may be the amenity fee.
Why not call the Sales Office?

They told me it was the bond,that was issued to put in the streets, utility etc. so all newer houses have one. (it also has an astirik * that says assessments vary by unit) In older resales it would have been paid off already.
I don't know if this is correct but I think it is. On my sheet the amenities fee is listed as Contractural amenities fee and is higher up on the list.

Default Amenities fee

Trudy is right. I didn't mention the amenity fee because it's listed separately. My list has it at $130, but I've read here that it's up to $135 now.

I hope it is the bond because I understand there is no bond to be paid in the Lake County portion of TV.

Having just bought, I asked all those questions. The DDA is a once year payment on your Oct bill with tax, and bond (if paying one). It is for the cost of keeping TV infrastructure up and common area maint., planting, etc. It is usually $350 +/- a year. Now that is what I was told.

Correct, Army Guy. It pays for maintaining common areas and if you look around you can see the results. Nicely kept grass areas, miles of trimmed hedges, beautiful flower beds, trees well pruned etc.
IMHO it is a bargain.

I couldn't ask my salesperson as I have not bought yet and will not put myself in the hands of a salesperson until I am ready to look much more seriously than at present.

However, I did send an e-mail to the main information address and asked the question. I got an answer from a salesperson and it doesn't match those last few answers at all.

I was told it is the bond and there is none in the portions of the Villages that are in Lake County. Since my finances will limit me to the manufactured homes area, that was the good news I sought.

Geezer,

Actually, ArmyGuy's answer was accurate...for Sumter County.

And, the answer you got from The Villages for Lake county is correct...there is no bond, so no annual assessment from CDD on the property tax bill. But, you do pay a tax to the town of Lady Lake.

But, this does bring up an interesting question... in Sumter County the DDA assessment on our property tax bill pays for common area landscaping, irrigation, lighting, sidewalks, etc. Are all those expenses (including landscaping???) in Lake County paid for via the town tax???
