Default National Pipeline Mapping System

Hope this helps all of y'all.

The Sabal Trail natural gas transmission pipeline is public information on the National Pipeline Mapping System. From the map, the path is from CR301 hugging the southside of the Florida Turnpike bounded by a multiple villages as it travels towards the Legacy Place medical complex. I attached a pdf to show you the natural gas transmission pipeline route going through The Villages Florida.

In the DeLuna area it seems to follow a 50ft wide path where the house-to-house distance is 70ft. This looks like a 10ft setback, 50ft right of way, then another 10ft setback. Given that, what property is there to be taken anyway?

There could be even more space between homeowner’s properties and the right of way where it parallels the turnpike but that’s hard to determine without a much more detailed map.

Seems to, might be, looks like, hard to determine - and zero actual mention of forced acquisition of private residential property via eminent domain.

Underground gas lines are put in very frequently along side walking paths, I have yet to hear about those lowering property values. I understand your concern but I believe you are crying wolf without reason.

You mention DeLuna, but make no mention of which streets will be impacted.

If you did not receive a notification, do not guess on the content. Do not guess that those who own homes in that area HAVE NOT thoroughly discussed the situation with Sabal employees. Dude, the sky is NOT falling. There is already an easement AND a pipeline that parallels the TP BEHIND DeLuna, not through it. Now, think about it from Sabal's POV: Do you actually think they're going to spend extra MILLIONS on yard restorations when they can use an existing easement? Not likely.

I have not stated my opinion regarding the easements. MY OPINION DOES NOT MATTER. I am supporting my neighbors. Allowing them to handle this situation as they see fit. Trusting that they are intelligent. This thread began with an OP reaching out to all who live in that area providing them with information.

The thread quickly had some claiming the information the OP provided was false. Even when others posted proof, they still continued their belief that the expansion did not involve the Villages.

The thread then turned sour when others starting picking at words that others posted instead of STAYING ON THE TOPIC. Some posters found it amusing to poke fun. Never once realizing the harm that they were doing to those who received the notifications. What is so enjoyable about making jokes at other peoples' expense?

It is not my land. I did not receive a notification. I have no idea of the content. I do not know what Sabal employees told or provided the homeowners. I have no idea if Sabal gave homeowners information regarding eminent domain My experience leads me to believe yes. Information to homeowners regarding eminent domain would legally be required. But that is my opinion. I can only offer my support. If you do not understand my comment, please reread the first post.

Actually, the existing pipeline does run partially through Deluna prior to it paralleling the TP. See post #10 for the information.

A nice map was posted in #106.

As mentioned in #108, even where it runs through DeLuna it follows a 50ft easement/right of way.

If eminent domain does come into play, it might affect CDD13 which owns the 50ft wide path but would it affect the homeowners? First, based on the records at sumterpa.com, Sabal does not take ownership of the land the pipeline follows. Second, an easement/right of way is already in place and being used for the existing pipeline.

Third, what land would be "taken" anyway? With only 70ft between the physical homes in that area, there is only 10ft of land between the structure and the easement. Unless Sabal intends to condemn the homes in that area the only "taking" that could be done would be to expand the easement into the 10ft property setback. If that were to happen then the homeowners would not be permitted to build on land they currently cannot build on anyway.
