Finding your new home
We were wondering for those of you who purchased an existing new build home how many trips out did it take with your sales person before you found the one you decided on. We’re coming down later this month and have set up one day so far. Do you think that will be enough?

I didn't purchase an existing but I can tell you there are quite a few available, Several were on our block and the people would go from 1 to the next with the sales person. As was said look on line there is even a section for close out deals, some of which are at a good saving.Wife and I looked at 1 the other day just to see what it looked loike,was a nice home and a great price, Good luck, figure out what you need size wise, price wise and the type you'd like it will make it a lot easier. Don't rush though.

We visited in October of 2005 and left the salesman with a list of things we wanted in a home....what model, what size lot, a new home, among other things. Land with no one behind us and not on a golf course was also on the list. Took till February but he found the lot, the model house with no house behind us. Took pictures, sent them along to us in CA. It was the only house we looked at. The rest is history...

Don't forget if you are looking for a home there are pre owned homes available The Villages will not show you, those listed by REALTORS. You need 2 real estate sales associates to see everything.

bought my new designer home in February 2009....On day two, I was looking for a Jasmine model with my sales rep. and she suggested looking at a new built home (a different model) that was just reduced to start closing out the village....It was love at first sight!! I moved in May 2009 and couldn't be happier! Sometimes I think the more you look - the more confused you get. If its the right house, you'll know......

We sold our house and got a one month rental through TV relocation services. When we arrived, we didn't know if we wanted resale, new or build to our specs. We arrived Friday evening and spent all day Saturday looking at both resales and new construction. We had spent 6 days on a lifestyle visit over a year prior and had a good idea of what kind of floor plan we wanted. We were able to narrow down to a couple of houses that day and closed the deal on Sunday. We didn't feel rushed because we knew what we wanted (floor plan wise) and we didn't make a deadline. Buying a home is a big commitment to make in one day but it worked out for us. Having said that, I would recommend a lifestyle visit for as many days as you possibly can - a week if possible. If you find your dream home in a couple of days, you can relax and enjoy the TV amenities for the remainder of your time. Or go shopping for your golf cart (we bought ours 2 days after we signed the contract on the house).

buying a home
You can look on The Villages website for new and pre-owned, but don't overlook the homes listed by outside agencies. You can look at their listings on www.morrisrealtors.com, for one. My wife and I used both a Village's agent and an outside one. It turned out that the house we fell in love with was listed by an outside agency and we would never have seen it if we hadn't used an outside agent. If you want a recommendation for some really good agents inside and outside, pm me and I can give you names and numbers. I can also give you some names to avoid (we had a bad experience with one outside agency).

How many trips to TVs did it take us before we bought our home? Three. First one 9/2009 to check out the place; not sure TVs would suit our big city dwellers style. We loved it. Looked at about 15 homes. Second trip in 4/2010 AFTER we sold our home and with the goal of actually buying. Being more experienced about Vs home offerings, we narrowed down our search looking at only five homes, including one for sale by owner.... found Paradise. Third trip in 5/2010, when we actually moved.
Secret to success is knowing exactly what one wants AND having good realtor (s). We had both a Vs sales person and a realtor from one of the independent realty companies. |

We stayed with friends for a week in 2009 and saw a couple of open houses on a rainy day. In May 2010 we stayed on a Lifestyle visit for 6 days. 1st day, just getting there and settled. 2nd day saw lots that would hold a Gardenia (which we decided on by studying floorplans on the internet) with a golf cart garage. Not many and we didn't like the locations. Felt overwhelmed and decided to not try again til Monday. Salesman (who was and is great!) told us he had an area he would show us Monday and mentioned where it was. Woke up refreshed on Sat and went to check it out on our own, loved it, called him and bought it. Spent Sunday with bank, Monday &Tues signing papers, picking out colors, cabinets, tile. Came home, put house on market, sold in 2 hours, in shock, passing papers here 8/27 and there 9/3. Didn't even get the golf cart garage. When you see it you will know... THIS IS THE ONE! Got pix today from our salesman and we have walls already! We're in Pennecamp and very excited about coming after living in the same house for 33 years.
