Default FSBO Questions

Are there homes available "For Sale By Owner" from owners in The Villages or does every sale have to be handled by The Village Realestate group?

There are FSBO homes available throughout TV. There are also homes sold thru MLS realtors as well as thru TV agents.

You own your home and can sell it anyway you want. You can sell it yourself, or through the Villages Listing Service or through the Multiple Listing Service.

should we get an appraisal before posting FSBO so we can ask a price , is there a site to get all kinds of help to sell you own home? thanks

when i was looking i found that for sale by owner usually had inflated prices. i guess we all think our property is worth more.

I bought a FSBO yesterday. Yes it can be a more challenging process, however you can also get what your looking for at a fair price. I study this market a lot. I made my first offer on the home in June. I did my research, comparison pricing AND checked what price homes like this had sold. I believe I got a good deal and I believe the seller received more then selling through MLS or VLS due to no real estate commission. It took a while for the seller to understand they were not going to get the full asking place including the savings of a commission. However it all came together in the end. Know the market, make a fair and realistic offer, prove to them your qualified, always praise the home and it can work.

I would not pay for an appraisal. You can go to Lyle Gant's website, http://www.lylesellsfla.com/The_Vill...n_houses.shtml (you may have to copy and paste this link since it has been truncated), and look under the link "Market Statistics." Find the home model and square footage that you are trying to sell that has sold over the last several months and you can get a good idea of what it will sell for without an appraisal. Save yourself the $400.

Don't make the mistake that most do and overprice your house. Market it at the price everybody else is selling theirs for. Advertise on the website http://www.thevillagesfsbo.com/, in the Daily Sun, and other places. You may spend a thousand or so on ads before it sells, but you will save much more than that in commissions fees. If you just stick a sign in your yard, it may eventually sell, but I would recommend aggressively marketing the house. The ones you will be competing with are very aggressively marketed.

Go on Realtor.com and check out the listings by Realtors which are outside of TV; they are not Villages agents but those properties are listed on the MLS. Also look at the sold listings. That will give you a good idea of what properties are not only listed for but what they actually sold for. In addition, you will see photos to help you compare. Check out the ads in the paper and on the Internet for Villages properties. I'm sure you will find many models which compare to yours.

I have a few pointers that may be helpful to you as a FSBO, but will send you a private message later.

You cannot "pay" for an MLS listing. If you list a property with a Realtor, unless there is an unusual circumstance, a property is automatically listed in the MLS. Any fee involved is not to the home owner but is paid for by the Realtor's office.
