One additional option is the possibility of a weak almost dead battery. My garage door was intermittently opening. After considering the usual options, I began to examine the battery. I have no proof but surmised when it is almost dead it can possibly cycle in such a way so as to activate the opener. After battery replacement I have no more garage door gremlins. It is the only thing I changed. The electrical experts here can grade my non-professional theory.

One other possibility is that the 'master station' wall push button unit can become corroded. When this happens the operation of the garage door becomes erratic. It is fairly easy to take this apart and clean. I can do it if you are interested.

If you clear and reset the codes and it still opens on its own, your motherboard has gone bad. Happened to us. Replacement costs as much as a new garage door opener unless it's still under warranty, ours was. Had to send the old part in along with the repair bill and description of the repair and were reimbursed.

We had ghost opening as well. It turned out to be our new cars program garage opener. As soon as we had the dealer clear the program our ghost door opening disappeared. We use the remote that came with the garage door opener now. End of problem.?

After 6 years, our garage door started opening/closing with our neighbors remotes as well as our own. I did everything ROMAC said to do multiple times with no success.
Called ROMAC back and went through every step I'd taken and was told that the unit's motherboard had gone back and was accepting other codes. No new boards are available. This issue is why ROMAC stopped installing MVP.
Replaced both my units with Genie (battery back up included) and am very happy that I'm finally rid of those substandard "builder" units.

When buying a home new or used, the 1st thing to do is clear all the codes from garage door openers, change password on router, and I replaces all door locks to the outside with smart locks. Why? Any of the subs if new or the original owner could keep a key or have the codes to the garage doors programmed in the home link systems in their cars and they can open up the doors and get into the house.

If 1 of your cars get stolen, clear/change the garage door code because the thief has your address and home link is set to open the garage doors.
