This is what my initial reaction was as well - everything you mentioned plus a few little things (dead end street, no rugs, granite). Your last sentence hits the nail on the head. For whatever reason, there are no premier homes south of 44A (yet?). An Ivy has 4 bedrooms and 3 baths. This particular Ivy has an extended garage. Nonetheless, as the OP indicated, it seems very pricey. Here is another Ivy (which does not have all of these features of the one being discussed) to use as a frame of reference.

Figure out what you want in a home and what this basic home would cost in the Villages. Then add in location and anything else you may like. Then decide if this is worth a million to you.

This home was designed by someone with expensive taste. Unfortunately, the person who was waiting to close on the home lost his job and couldn't secure their mortgage. There's always a reason for everything!

Something is really missing here. The house referred to by the OP is listed for sale at $949K. But, the houses on either side of it were sold this year for $476K and $527K. The buyer may have expensive taste, but it doesn't explain these huge cost differences. The pool is not even very large, and it only has a two car garage, and the lanai is not enclosed.

Well, it is a custom designed home (base price 400k minimum) on a golf course, (+125k) it has a pool with a spa and pavers,(+100k) it has a massive summer kitchen, (+125k) very nice fireplace (+25k) in the massive outside lanai, it has a massive poolside bathroom/shower room, (+50k) it has a massive custom built master suite closet, (+20k) massive kitchen with island and very nice cabinets,(+50k) built in vanity in master, (+10k) a massive spare room next to kitchen. I'm sure that it has other massive features that I haven't yet seen. Oh yes, no golf cart garage! Basic 2 car garage.

It must have massive features because the price is very massive.

Of course those are my price guesses and TV didn't build this as a SPEC house, it was built by a customer who for whatever reason couldn't follow through with the purchase.

Well, based on the prices paid on that street, the buyer is either going to pay way too much for the neighborhood, or The Villages will reduce the price. I would think that the original buyer has already paid for most of those extra features.

Why would you buy a tract home with overpriced upgrades on a small lot in TV for a million when you could buy this custom Rutenberg in CC of Ocala for same amount?

What is the problem? I don't care if they build a $3 million dollar house, it won't impact my home one bit. Now if they allowed a $100K double wide mobile home on a lot then I would get upset.

What incredible values looking at these from Newport Beach! I love the first one and cannot believe how low its price!
