Help Requested from Anyone that backs up to a Villa Wall

Default Help Requested from Anyone that backs up to a Villa Wall

My house backs up to a courtyard villa wall. I wanted that for privacy. When I bought the house I was told by the sales rep that I was responsible for the wall. After eight years I decided to repair the cracks and lawn mower dings and paint my portion of the wall. I called Home Warranty and they said I was responsible for the wall. The day after I shelled out $275 for the repair and painting some guy came into my yard to power wash it. I asked him what he was doing and he told me that he was going to power wash and paint the wall and I should have received a letter about it. Well I got no letter. I told him to leave the wall alone. I made some calls and was forwarded to a district rep who told me that the district had to take care of the wall.

To make a long story short - I know - too late - I am trying to find other home owners that abut up to a courtyard villa wall. All I need is your block number and the villa village you back up to so I can look at the deed restrictions online to see what it says about the wall maintenance. My deed restrictions say nothing. Which leads me to believe it is my responsibility. Since I live in Marion County I would prefer that you live in Marion county but I will take the info from anyone just to see what the deed restrictions say.

Default Wall repairs

Hi,

I'm in the other position - having a courtyard villa with a wall between me and a designer home. I'm in the Sabal Chase area and would love to know what the rules are. My wall doesn't need painting yet but it would be interesting to know whether our district is responsible for it.

We have a cute low stone wall that separates us from Odells shuffleboard players. We have lived in Hadley one year and they have powerwashed it once that I have seen.

Am also interested in how it works--who maintains the back walls in courtyard villa neighborhoods? Is it always the courtyard villa owners? Some courtyard villas back up to Designer neighborhoods or patio villa neighborhoods.

We are a designer backing up to a villa wall in Sumter. It is our responsibility to maintain/

I want to thank everybody for their input and yes, I asked for the PM because the block number kind of gives away your home site.

Now, what I have found. Using the various block numbers from those that have houses that back onto a villa wall, I looked at the deed restrictions and for most of Sumter county, section 2.11 covers your responsibility which is to paint and maintain the wall in concert with your neighbors and to call the district for the color of paint, etc.

If you live in a villa, your deed restrictions should tell you what your responsibilities are. Although I find they differ from one villa section to another. Since I do not know what villas are courtyard villas, it would be time consuming and eye-busting (such tiny print) to read the various deed restrictions to find your rules. Because these are copied PDFs you cannot use the search feature to find the word "wall".

In most of the deed restrictions I looked at, Article VI OWNER'S OBLIGATION ON MAINTENANCE AND REPAIR covers the wall on courtyard villas.
