Home Inspection
Well once again I need the guideance, advice, and wisdom of my fellow Villages in one more important (to me) question.
I am closing on a Villa the end of this month and got a call from "Home Inspection" as to when they will inspect. I was told the inspection is $250 and was recommended by my Villager Sales Rep. Just curious as to what they "inspect" and in the Villagers opinions if one company is better than another. I would "assume" that being recommended by my Villager Realtor that it is a "reputable" company and that the inspection will include everything from plumbing to electrical to termites to vinyl siding etc etc. As again I thank you for helping as to your opinions and yet another "decision" as to the many "contractors" as to yard maintaince, vinyl siding "washing?", landscaping, bug prevention and other "things" that us as homeowners have to decide on "who" to depend on for a good reputation. It sounds odd (suspicious) that you would get a call from an inspection company. We were never contacted by one. We hired our own a couple months after closing really just to verify that the house was in good shape and to have a nicely done report saying so. The sales rep never suggested it.

I'd recommend holding off on a home inspection until close to the end of your first year. That way, you can find the obvious things and the inspector can search for stuff that is not so visible or has worn down for one reason or another.
I know that A-1 Home Inspection (Pat something, sorry don't remember the full name) is really good. Everyone that has used him has done nothing but rave.

A home inspection and pest inspection is generally ordered on any pre-owned home sold in TV by a Properties of The Villages sales rep. I don't know if any of the outside companies do this, too. It is customary for the home inspector to call you to verify if you will be attending the inspection. They inspect for any "flaws" or "faults" in and outside the home that needs to be repaired. These items include cracks, broken seals, window operation, leaks, irrigation system heads, electric outlets, appliance operation, etc. It is money well spent. Congrats on the purchase of your home!

I agree with a previous post where if this is a new home then I would not get an inspection until close to the end of your one year warranty. We recently had an inspection by A1 and he found a few minor issues which are being or have already been fixed. Cost of inspection was $199.

As Felice pointed out, a home inspection on pre-owned homes is fairly routine and often required by lendors. Over the years, when purchasing a home, I have always been present and walked through with the Inspector. That is always a good idea.
Be very careful of any inpector hired by the real estate agent. Remember, the agent does not work for you. There have been tales in the past (not in TV that I know of but other areas) where real estate agents hired inspectors who would do a less the thorough inspection so as no to endanger the sale. What I have always done in the past is look for professional organizations for home inspectors (this is a very unregulated industry) and found an inspector who belonged to the organization and hired them for the inspection. The way it is supposed to work, they inspect and give you a report. Using that report, you can (before closing on the house) require that repairs be made to items the need repair and/or negotiate a price reduction if you decide to make the repairs yourself and take responsibility to get the repairs done at your own cost. The results of these negotiations are part of your closing agreement. I am presuming you purchase agreement is contingent of passing a home inspection (this is the norm). |

I did feel it kinda "awkward" that the TV sales Rep hired the company but (I think) it mentioned that the sell is required to pay ... up to 2% for repairs. Anyway just thought I'd run this by you and go ahead with Inspection as hopefully they will find $250 worth of "problems" justifying my expense. If not then maybe I'm still better off. |

I can tell you that the sales reps working for Properties of The Villages do not pick the inspector - they provide a list of reputable companies for you to choose from. This also applies to the pest inspection usually required. None of these companies are owned or operated by The Villages and are all very well qualified to provide a thorough inspection.

we bought pre-owned home 9/07. Village agent arranged with (with our approval) Lake-Sumter Home Inspections, Inc. to do the inspection--agent Ron Roosa. Cost at that time was $200. We were present during inspection--he was thorough--took time to explain certain things to my husband; i.e., how the irrigation timer was set, etc. Think it is "routine" for pre-owned home. One problem we just found out about not part of rt. inspection--Home we bought was built in 2004- we were 4th owner and first to live in house full time. Moved in 10/07. For about 6-months or so, noticed some type of plumbing problem--having to use plunger on toilets every couple of weeks. Then noticed when bath water or washer emptied you could hear "gurgling" in toilets, etc. Husband dug down to the sewer pipe as it came from house--on corner of house--found that the pipe was crushed; infact, a huge piece was out of the top--therefore, grass, roots, etc., had grown down into the white pipe and blocking it. guess it took someone living in house full time before problem became noticeable. He thinks it was done when irrigation was installed--these pipes are under the sewer pipes. He repaired it. Don't know "who" did it but they had to have seen the crushed pipe prior to covering it with dirt!!! Really shotty workmenship!!!

I already see some of you have used my neighbor Ron Roosa from Lake co home inspections...
I highly recommend him for a thorough home inspection...he is reliable affordable and has been in the business here in TV and Lady Lake area for several years now. TWO THUMBS UP!!

Be careful, home inspectors who double as termite inspectors are breaking the law unless they are full time employees of the pest company who is furnishing the license.
