Default Home Insurance

I have to renew my home insurance soon. I suppose I should not list the company I bought from when I purchased my two bedroom villa last year, but I just got a notice from them that my insurance for next year is $1,254.00. That seems excessive, but maybe it isn't. It seems excessive because the insurance on my much larger/nicer home up north is less money for the same coverage. Do any of you have a recommendation for a good insurance company for The Villages? Thanks.

That is too high. I have Progressive/ASI insurance through The Villages Insurance. I renewed my policy in February for $655.

I am through The Village Insurance as well and they have me with Tower Hill. I think it went up to $800 this year.

Just be sure that if you want catastrophic and non-catastrophic sink hole coverage that it’s available. Also check to see what kind of hurricane coverage is offered. Just like when you purchase a car wanted accessories might push the price up from the base model.

The catastrophic ground collapse coverage is required in all policies in Florida.

we shopped around a few years ago and were able to cut our insurance in half by lumping the auto and home together....had multiple quotes, ended up going with the quote from Triple A

pays to shop around (and get apples to apples quotes)

mine went up 30%. when I spoke with them they attributed the increases to all the people claiming storm damage to their aging roofs and getting replacements. it's happening now in my neighborhood. roofs are 14 years old and nearing end of their lifespan. constant stream of companies coming thru promising new roofs. often the roof doesn't qualify but the roofer threatens to sue and insurance pays out roof because it's cheaper than going to court. it's disappointing to see the many, many of my neighbors doing this, but the more who do it, the more others feel they are chumps for not doing it and so are joining in. my fear is that the reputable insurance companies will stop writing policies and/or leave the state. my insurance company says they won't write a homeowner's policy now if the roof is over 5 years old.

I am sure that others have said this. Get a quote from an independent agent. They represent multiple insurance companies. Almost impossible to get a nationwide company like State Farm Allstate etc. $1200+/- is not bad for Florida. We were paying $4500 a year for $300K home in S. Florida and rates were going up 25-30% a year. Suspect that this will spread to this area.

Lot's of things to consider, do you rent your villa, how much liability do you carry, how much content coverage do you have, your credit score, the age of the villa, if you have a dog what breed, hurricane and sink hole coverage, etc. To get a price comparison you must compare the coverage item by item to be sure.

Mine with AIG through The Villages insurance was just doubled in cost to $1800/year. The reason they stated was there are too many roofs being replaced by insurance here. They also said that if I wanted to keep about the same price (still higher) they would change my wind/hail roof damage deductible to $15,000 from $500

When an insurance agent tells you why your rate went up, they are either guessing or making something up. Agents who sell policies have no idea how the rates are set by the corporate office.

No such thing as a free roof, if the fraudulent claims continue from your neighbors, the rates will continue to increase and insurance companies will start not insuring homes with roofs over 10 years old. There was a bill passed in the Florida legislature the last day of the session to start controlling this. I don't think DeSantis has signed it yet but when he does it will go into effect on 7/1. I just moved to TV and got quotes from several insurance companies. I choose Farmer's Ins (Paul Williams agency in Mt. Dora / Sonya was my agent -- ask for her, she was great). My original quote was $1,800 BEFORE the 4-point inspection at Farmer's and it was even more at some of the other companies around here (I pretty much called them all and also the ones my RE agent suggested). Passed the inspection (my house was built 1994, roof replaced 2018) and my insurance is now $739. I have all the coverages (personal belongings, liability, hurricane, etc., etc.). Their phone number at Farmer's is 407-794-0248 if you want to get a quote. Just FYI, the 4-Point inspection through the insurance company does cost something like $125, but it was obviously well worth it.

That might be true. I just tried to get a quote from Progressive for our TV home that will close early next month, and they told me they no longer insure the area - didn't give me any more specific reason than that, but the house is 6 years old, so . . . . maybe because of the roof?
