Rene Webster in The Villages sold three of our friends’ homes in the past few months. They used outside realtors with no luck and Rene came in and sold them fast! I’d be happy to share details.

Absolutely, right now houses are selling fast, if it doesn't is it probably priced too high.

Also, something different about TV that other communities. There are A LOT of houses selling in TV, all the time. As a result the price is VERY critical. Since there are so many on the market for such a short time, no one is motivated to try to sell a house that it more than 2% or 3% over market. And selling 2% or 3% below market actually raises questions about "why".

So, unlike so many other places around the country where you can't tout wonderful upgrades, location, etc, etc. In TV it is more of a commodity market.

Either MLS or TV will work for resales. But, remember, TV agents see a LOT people that want to move to the Villages, MLS sells to a lot of people that DON'T want to move to TV. So, one could say the TV agents have an advantage that their customers are all interested in TV.

I would list with an MLS agent. You will have more exposure with Realtor.com Zillow, Trulia, etc. I would highly recommend Katy Kelly from RE/MAX Premier Realty. 352-355-7982 katypkelly@gmail.com katykellyhomes.com

Ref picture 32 of 35 - Kissing Lanai notice the white fence type screen on property line trying to achieve privacy. $400K + house ouch! I also suspect that screening not legal per ARC.
