Has any one used a Home Stage?
How expensive are they? Do they really work? Do they help sell your house faster? We have a Cypress model home in Santiago that we need to sell but it is empty and the living room layout is somewhat difficult to "imagine" where the furniture should go. Thanks for any help. |

OP, you selling the house yourself? If not, ask your Realtor, if yes, ask one anyway. Otherwise, I would guess city furniture could stage it for you. Best wishes selling your house. If priced right, it should sell in The Villages.

Empty is no problem. Have the carpet professionally cleaned, fresh neutral color paint, and priced right!
Use Villages Realtors or MLS but not yourself. Try offering a realtor an extra half percent and that will bring in more traffic. |

as a realtor.....in south fla....heres a few pointers I give.....
get rid of most of the furniture as you want your room to appear large with plenty of space. remove almost all kitchen appliances so your counters seem large for prep areas... if its personal...photos, collectables..ect box them up and move them out from view....keep the house sterile. clean your carpets...and clean all surfaces..... unless your furniture is seriously junky.....you don't need staging, throw pillows and a blanket shawl over the stains and save your money. get rid of smells.......when you have a showing....bake some brownies or choc chip cookies.....or get a good quality air scented plug in........make the house smell welcoming.... you can do it....staging is very expensive.... an empty home showing sometimes makes it very hard for the buyer to visualize what is what and where things would fit. well placed furniture helps the buyer to realize what the rooms are and how they can duplicate to mke it work for them..... Also.....make all the rooms appear bright...open shades....lots of light is very important.....leave all the room lights on when showing. soft music playing in the backround...... We had the carpet taken up in the living room and dining room. Carpet in bedrooms only and had them all cleaned. Brand new stainless steel kitchen appliances. New fresh landscape in the front yard. Painted throughout less than 6 months ago. All but still no offers.
We are using a realtor but her response to the not selling is to reduce the price of the house $10,000 every month!!! 1906SF house at $125 per square now and she wants to reduce the house another $10,000. She has suggested a stager but, this only wants to bring in 2 side chairs, an area rug, small table between the chairs, and a picture on the wall. Not nearly enough for this large living room. That is why I am asking if anyone knows of stagers that I can get another option. |

But, remember sales are very slow now...even in the villages.....right now it is a buyers market....meaning too much inventory for sale. attend your own open house and see how buyers react when they come thru. Don't let on its your home. Then you can make changes to appeal to more buyers. Best of luck........and remember as far as home decor....Less is sometimes more.....If you can wait, hold on till snowbirds. |

There are seven homes in Santiago listed today on The Villages site, the most expensive one is $288K and it is a little over 1900 square feet.

The stagers on HGTV bring in furnishings who's theme is selected by the agent. Everything else is finished. Opinion is that a well staged house is a huge selling point.

Personally, I would hire a home stager.
Studies show that not only can you sell your home faster, but you can get more money Well worth the price.
