Home warranty response can be frustrating.

Thanks, for the information, but I've decided go ahead and pay a landscaper to fix it.

Hopefully, my problem will be fixed before the first of the year. We've lost a number of small plants, and are afraid we'll lose two palms when the spring rains come. I've spent enough time, and had enough aggravation dealing with warranty.

This was my second home in The Villages, and I obviously liked living here or I would never have bought the current house. We both still love living here, and the home that we bought, but I now have have a very different outlook on The Villages Corp. Since they have proven to be so difficult to deal with, I will just avoid dealing with them in every way that I can. I know that my business dealings will be an insignificant loss, but I still will get the satisfaction from no longer contributing to a corporation that I cannot trust.

Key word, corporation. Many posters here feel that they live under a benevolent dictatorship family who cannot and will never do any harm to their subjects. Have noticed their absence in any significant way on this thread. Sucks that you have to put up with this treatment and part with more of your hard earned bucks.

BTW - we just had our 1 year inspection. They found 3 areas that needed some caulking (shower and 2 counters). We also have had 2 bushes replaced. Thats it. other than that the house is perfect. I was very impressed with our builder.

I may have Stripes install gutters on my house to help fix the water runoff issues. Are there any downsides to installing underground downspouts to direct the water to streets curbs rather than to the land between the houses? The cost is minimal but how about upkeep issues.

Is there a limit on how many times you can contact warranty. I seem to have read somewhere that you only get one call. Not sure how true this is. We have been developing a list since we moved in in August and now we have discovered a crack in the ceiling that may have been caused by a leak. I don't want to let this go on too much longer.

No limit in that first year. They'd rather you gather a bunch of niggling things together and present them at once (most people have a home inspection done prior to the one-year anniversary), but if you have something you fear is major, call now.

And roofs are guaranteed for longer than one year.

If things aren't right, warranty reports the issues to the people who hire the subcontractors and they are expected to see they are corrected. The subs know that if too much is complained about they will be fired. Warranty has great power and if you treat them nicely, they bend over backward to see the issues are solved. This is my experience and a myriad of friends experiences as well.

That's true with everyone you work with, as well.

We had a problem that two subs kept kicking back and forth between each other. It was more than a year after our warranty expired, but had to do with roof and/or plumbing. The problem went on for over a year. Never yelled, but we were persistent. Warranty finally stepped in and told one of them to JUST FIX IT!!! They did.

Do yourself a favor. Call Stipes gutters. Owner is Jim Stipes 352-207-3726.
They have the best prices in TV. I have always, always put gutters on my homes in Florida. This will solve your erosion problem. Your builder, like many of them in TV, IS clueless.

We called Stipes twice. He came to measure twice. We followed up twice. He never returned our calls. We won't hire Stipes.
