what amazes me is that people are comfortable using an out of the area roofer for something as important as a roof. McHale's told me that a lot of the calls they are getting for leaks are to those roofs and the company's won't come back. sure the new roofs look nice but it's not like the county inspector actually goes up and makes sure it's done right....I saw one...they just walk around from the outside. when I have my roof done, I want a local company with a good reputation for doing good work, and who I know will come back if there's problems.
thepoint is there is nothing wrong with the door to door guy - he's licensed and insured - the problem is people stupidly not going through the process- which is working with an adjuster first and not doing anything until the insurance company approves the claim. THAT is the problem.

Every five years , $300 or more to for me. Cost of independent inspection is $90-100 .

And you can ask your insurance company for a list of inspectors. The main thing I saw them look at is whether or not you have the metal tie downs between your raptors and your masonry walls. But I'm sure there's a little bit more than that. And if your house is built in the last 7- 17 years I'm sure it was probably to the code that required them. Kind of silly to even pay for it if you have a home inspection that was approved by the building inspector when your home was built in the last decade or so but that's the way it is. And nowadays most insurance companies when you get a new company send their own inspector around or you can do a self-inspect with your camera phone

Exactly right. Our Travelers claims adjuster was on our roof elbow to elbow with the Rep from APC Roofing doing our inspection. It was the claims inspector that said we need a roof because of loose panels and over 25% damage. There is the right way to get this done with no BS.

Last I heard State Farm was sueing one of the door to door roofing companies. They claim their "inspectors" are ripping off shingles and punching holes to simulate storm and hail damage. All the so called "free" roofs the insurance companies have had to pay claims on have caused rates to go up and caused people's insurance to get cancelled if they have older roofs
