Default Homes for sale in T.V.??

We are "Seasonal" having our resident home in T.V. but are in WI for the summer mo's.
Good friends of ours are now looking to do as we do, to buy a resident home in T.V.
They are familiar with T.V. and would like to find a home So. of 466, No. of 44.
I am trying to help them look, but we are still in WI till Dec.1st. They are hoping to find a
home $300K or less. But looking on T.V. and Zillow listings there looks to be less than
5 in those listings. My guess is that homes are selling in their price range, but Relators
have waiting lists, and that homes are selling before even getting listed.
Any comments on what is currently taking place with the home sales???

Prices going higher and higher and selling fast.

Would find a realtor or two (MLS and Village sales agent) and discuss.

Prices have jumped 15-20% easily this year. Have seen houses that were $420K now selling close to $500K. Do not see many Villas for under $300.

I only saw one 2/2 Laredo VLS #234105 (299,900) in the Village of Duval that meets the criteria you gave. There are new homes under $300k south of 44 in the new areas. Good advice was given to get a Realtor and a Villages Sales agent to be on the lookout for a home that meets their criteria.

Opps, missed one, saw a 3/2 Amarillo for 289,900 in the Village of Amelia, VLS #223994. You and your friend can always filter on MLS or Villages site to see what is available.

My sister is in the same boat, look at a house, and if you don't buy that day, it's gone.... you have to hook up with a realtor, and get a heads up before it hits the market... and offer full price or more .

I'll be selling my Begonia in three weeks. I'd say it reflects the market pretty well. 1959 SQ ft south of 44. Two years old, with some of the nice to have features (no carpet, quartz, white cabinets, light tubes and closet in 3rd BR) at 449k, it will sell in less than a week. I imagine a home under 300k with some nice features would sell even quicker.

Check Realtor.com and search The Villages. All MLS listings are on here except for The Villages, developers web site. Their listings ate there. ByOwner.com for Homes listed by the owner.

We were going to sell. We live south of 44 and bought October 2017. I had the home refloored and repainted. We have 2/2 Cottage with a fully fenced larger yard. I had The Villages realtor take a look a week ago. We bought for 188,000. They would list at 288,000 and already had buyers. We thought about it and realized the prices are so high where would we move to? LOL We will wait a bit but keeping an eye out for properties outside The Villages.

So true .... if you sell and make a big profit you're gonna have to buy somewhere and use it all up because high prices works both ways.


No wonder new construction is so high. Bought 1pc of 2x4 x 8' at Lowe's yesterday and it was SEVEN DOLLARS! They were under 2bucks not to long ago. No wonder home prices are going up. Plywood prices are obscene too.

I just did a quick look on The Villages app. I was surprised to see so many higher priced villas and homes! But, I did see a few under $300K, especially in the Cottage and Courtyard homes and villas categories. Many listings were marked Pending.

My girlfriend was recently in Hilton Head looking to buy there and told me prices were high there as well. Over $600k for the home she wanted. I’d wait a bit, as there will be price corrections coming.
