When I was a real estate broker, I sold houses that backed on forests, one that backed on a railway track, and several on graveyards. I learned that some people like the proximity to traffic and golf carts and others will pay an additional $100,000 for a view lot. I personally would find a lot backing on Morse to be noisy, especially when relaxing on the lanai. Others are soothed be the road noise.
I've always thought that talking to neighbors on a potential street yields the best information.

However, if perchance, you saw a house on the net that you might love except for it backing to Morse, you might want to check it out in person to see if it's an issue. In my real estate tracking I have just noticed a higher time on the market and bigger swing between selling price and asking price. I am sure there are people who would not want to live where I do because deer eat all the flowers and we can't leave a garbage can out or the raccoons or bear will get into it. Every home has someone who will love living there. I just prefer a little more piece and quiet.

If I understand the design of the new interchange to the Florida Turnpike being developed by the Morse family at route 468 for easier access to the new southern section, it will turn Morse into a likely much busier route for anyone on 441 as it will be the logical shortcut to the interstate. Or not

The house we sold up north to be here was a corner lot on a busy street. My spouse, at first didn't want to consider the place but finally agreed. The house had everything we were looking for. Once we were in the place we loved it. The traffic didn't bother at all PLUS we never heard it. Actually in hind-site we found it had close proximity to a lot of places in town that we frequented and sometimes could even walk to them. I think there are times one can analyze the situation and in reality that won't play itself out. Think you should go and check the place out...maybe chat with neighbors if possible too THEN make your decision!

Thanks for your input. We've noticed the homes South of 466 along Morse have a thick shrub separation. Times we were North of 466 on Morse we were heading to play golf and was watching traffic more than noticing separation between homes and road. However, I do think we could see more of the homes though. Will have to check that out next trip down.
