We tried buying two different houses that backed up to a major street and one was at an intersection. We were outbid on both. It will sell as they all seem to.

What a beautiful house and priced right. The problem i see is not the road, but the sewer plant is in the area, alot of people complained about the smell in that area and the word has gotten around. Location is everything in real estate............I wish you the best of luck.

Never heard about any sewer plant near Odell Recreation Center, which we live very near. No smell in our neighborhood!!!! Can't imagine where that story came from.

I lived near Odell. There was NO odor at all! There is no sewer plant near this house!

It's no where near Odell Rec Center.

Correction: Whoops, I thought it was in the upper segment of Odell to the left of Morse. I must have been thinking of another property I was looking at. Anyway, I know of no sewer plant near the Rec Center and have never detected any bad smells when scooting by their either!

Well, this is a surprise, since we also paid a premium for a street behind us. It is Pennecamp drive. Fortunately, the traffic is light since all the streets beyond our home are dead end or loops.

You did say you listed with The Villages. And I am sure you are well aware that no outside "realtor" can show your home, only Village real estate agents. Could it be they are building so many spec homes right now, that those looking may be influenced by a new home vs. pre-owned. Just a thought.
I would insist that your agent hold as many open houses as you can deal with. There are a lot of snowbirds here right now and I am sure many looking to buy. Good luck!

You have a wonderful opportunity to turn a potential negative feature into a positive. Privacy/no cigar smoke/beautiful landscaping/no barechested old fart running around right outside your lanai.

However, don't count on your realtor being able to do this properly. Stay home and do it yourself. Most real estate agents cannot transform an objection into positive feature.
