How many pre owned for sale in TV

Default How many pre owned for sale in TV

Hello all, When we discovered the Villages two years ago, we heard that there were 450 pre owned homes for sale. Just curious if that number is larger? We arer still struggling to get to TV form West Palm. LB

Probably 700-800(?), or so, between those listed by TV (500), through realtors and FSBO.

Default Resales

I suspect that the number is higher than a few years ago for several reasons.
-The Economy and Foreclosures
-Folks selling their homes as they are getting ready to move into Freedom Pointe

On the other hand, developer is still building new homes and has gone back to days when you could pick out your lot and have a hand in designing your home.

Given some 35,000 homes in TV, it wouldn't surprise me for a minute that 3% or so are for sale. That's 3 in every 100., and would equate to around 1,000 homes on the market.
All the normal reasons that make people sell anywhere work in TV too - need to be closer to family, can't take care of the house anymore, need a bigger home, need a smaller home, whatever, whatever.
I wouldn't be concerend about how many are selling, it's all part of the market. There are new houses up for sale as well.
The really good news is there is still a strong market in TV, and as we see more and more of the folks anticipating their move to TV who've had their houses for sale actually sell we will see that demand continuing. Remember, it's a bit of a magnet from all over the country including elsewhere in the state of FL. Demand will continue as long as TV is what it is.

Another factor is how many of the houses for sale come from people re-locating within TV. I have met numerous people who are in their second third or even fourth home here in TV.

Thanks for all the responces. TV is truly an incredible place. We have noticed also that some of the new houses are very well priced as compared to just a year ago! Also offereing a lot more with golf garages, which we think is important. LB

Besides the 700 to 800 I read that there were 39 homes either in foreclosure or pre forclosure in the villages by using realty trac

It's definitely a good time to buy in TV (a bad time to sell though in many parts of the country). Property values in TV haven't dropped as much as most areas, but they are at a much more resonable level than before the slide in the real estate market began.
