A common misconception is that the developer finances new home sales. Not really true. The buyer is free to get financing from any source they want, be it a bank/mortgage company from "home" with whom they've dealt in the past, a source in this area, or an internet mortgage source. Naturally the developer has established a "house" mortgage company, Citizens First Wholesale Mortgage Company (
https://www.cfwmortgage.com/), that is really a full-service organization offering a variety of loans. I was disappointed to find that they do not publish their current rates on their web site.
Though some of the more suspicious will assume that since
the evil developer is tied to Citizens, it's just another tool of Satan out to stick it to the helpless buyer. When I bought a couple years ago, I found their rates to be competitive with what else is out there and their service impeccable. However, as Golfnut points out, we have a plethora of financial institutions in the immediate area and there are independent lenders. Among the many banks that you might track down on the net are Wachovia, Regions, SunTrust, Colonial, and Community Bank and Trust. I'm sure there are others.
