My wife and I will be returning to TV in late July for the build on our new home.
We are considering the Sunflower or Begonia. We were curious as to what the costs are for stretches on the garage and den.
Any information will be helpful.

I can not help you w prices, but this is my 2 cents on the subject of stretches:

We bought used and THE reason was because, after seeing how small the model homes were, once we saw a stretched pre owned, there was no contest. The stretch won out.

A good rule of thumb is about $1500 a foot. Get all you can get because it is cheap. We added about 450 square feet of living space and a golf cart garage.

Mom and I built an Iris last year. We stretched the lanai 4 feet and the garage 2 feet forward. I thought about stretching the front bedroom 2 feet but decided not to do it. I don't remember what the stretches cost but my guess is the price went up this year.

The Design Team Meeting is crazy. And, I had an idea of what I wanted in our home. My advice would be to get an idea of what you want in your home before that meeting.

After our home was built, someone on this board said they put outlets on their lanai posts for extra lighting. I never even thought of that. One thing I wished I would have done is plumbed for a summer kitchen.

You will also need to consider if your lot is big enought to stretch. Some lots are not.
We stretched front bedroom by 2', garage 2' forward and 4' to the side and lanai 4'.
Stretching the garage we felt was very important as you have to keep in mind we have no basements for storage.

We concentrated our stretches on the spaces we use the most and storage. MBR closet doubled in size . Added lots of space in kitchen to allow for an island. Added a work shop to back of cart garage. Did stretch MBR to allow for additional room in the breakfast nook. All the stretches we did went the entire width and length of the house so we gained lots of storage spaces. Bed room space is not that important to us since we spend most of our time in the living spaces. We also enlarged the lanai to the full width of the house and made it deeper as well as we intend to use that space a lot during most of the year. Since we had lots of space in the garage due to other stretches, we moved the laundry into the garage and made the former laundry room a walk in pantry just off the kitchen.

$5622 for a 2 ft stretch to the guest room side of the Sunflower. We just got that in writing yesterday.
Our lot will not allow a front to back stretch or we would also stretch the Lanai making it deeper. It seems pretty narrow (front to back) to me. But that is an option we do not have.
We were considering a different floor plan (The Aspen) and thought about a stretch to the garage width when looking at that home. We won't do that now with the 2 car + golf car garage in the Sunflower.
In looking at the Begonia/Sunflower (same home in stucco or stud&vinyl) the Vinyl homes do have a few inches more space in each room due to the narrower wall width. But the insulation factor is the same and you can add blown in insulation to the Stud built Vinyl home. Not really a factor for us, Cost is more of a factor. But interesting to know that we will not be compromising on insulation if we go stud/vinyl.
Our lot is backing up to a street (Pinellas) and I think we have limited easement front to back, although we will have more grass to cut. But the view is of Killdeer 8th green and the Evans Prairie Conservation area, so we won't mind the street so much.
Just would love to have more depth to the Lanai. I guess we don't always get what we want..... (But getting much more than we had expected!!! so I can't complain.)

Three years ago when we built our Begonia it was about 1100 a foot

what ever it is --IT IS WELL WORTH it in the long run --you will not be sorry if you expand you gargage or living space--------------

There are many things you can do to your home later but expanding the foot print is not one that you will want to take on ....

The program the designers use doesn't list individual prices for anything. You add all the changes/choices, they put it in the program and it provides a total price. The designers might have an estimate of changes but when the options are updated for cost changes there is no notice posted. That is why they might be able to provide a general range but not a detailed price. They can only tell the price of an option is if someone adds or deletes only one item.

We just contracted in early JulY for a Begonia. Well under way. We have side, rear and gRage stretchs. The cost was much less than we anticated but I don't recall. Moreover, depending upon the tile you have, and other things, the cast can vary. In round numbers, think about $50 /SF times the length extended.
There is an extremely easy way to find out. Your sales rep. Well before the design meeting we had numerous and ongoing questions concerning several options. He was able to give us answers on each and every question. If you have a good full time sales rep, he/she can give you all the info. Then, when you have your design meeting, you will just be concerned with the little things and won't be spending three days!

I can't give you a price on the stretch because we bought a new Begonia that was in The Villages inventory (we close tomorrow!!!).

We have a two foot stretch on the side adding to the living room, second and third bedrooms and second bath. We also have a two foot back stretch adding to the width of the master bedroom.

You do need to have a proper lot to do this. We are on a corner and are right up against the side and back building limits.
