Hi, my wife and I have been to TV twice and are really considering the "big move". Our major question/concern is the choice of the lot. It seems that interior lots have no privacy, even for morning coffee on the lanai. Is it as big a deal as it seems?

It bothers my husband more than it does me. Landscaping can take care of a good bit of it but you still hear conversations at times. Thankfully, none of our neighbors play loud music or have barking dogs but I kinow that is a problem some have. On a positive note, all our neighbors are very nice and we're all in the same boat so, at least in our case, the Golden Rule mostly prevails.

I moved to The Villages 2 years ago and my wife and I decided a re-sale home was the best deal. We have a great home (Lantana) with super add-ons that would cost thousands extra in a new home. We are situated on the Glenview Country Club golf course - never have a golf ball in the yard due to the placement of the tee boxes and intervening trees. Our enclosed Florida room is our favorite place for reading the paper and having breakfast.
Bond was only $2,000 as compared to around $25,000 for a new home. No construction going on for the next 6 months like a new home, we were able to negotiate price with the seller and you cannot do that with a new home. We are 15 minutes to either Lake Sumter Landing or Spanish Springs by golf cart. Look at re-sales before looking at putting up a new home on a lot. Re-sales also usually come with a 1 year warranty on everything just like a new home. |

Alot depends upon "you". Will you be living here 3 month or 12 months a year. What living conditions are you now living in ie a townhome (close quarters) or on a half acre? What are your expectations? If you are seriously considering an inside lot that backs up to other properties, maybe you should rent or talk to others who have this type of property and see how you would like it or not. But always remember, your lot still will not be the same for you can pick your lot but you cannot pick your neighbors.
you need to set "YOUR" priorities in selecting a lot, 1) view 2) privacy 3)cul de sac, 4) type of house you want to build, 5) location to XXX(could be the Square, Shopping, Rec Center, medical providers etc), and finally 6) cost. There are lots out there that are less than a $200K premium and still offer you plently of privacy. Just takes work to find them. |

I've lived in Florida since 1957. I recommend it face North or South. My two cents.
The neighbor thing, I got over it. The price of water and lawn care keep me off corner lots or big yards. If the center back of your house faces the green space between two houses in the back, it's not so bad. Again my two cents.

I have never had anyone in my backyard, and every time I hear of someone having trouble with a neighbor it always seems to involve the neighbor behind them.
Add to that, we have dogs and one is a yapper. We chose a lot without anyone in our back yard. I LOVE to talk to people, but in the morning when I out for my cup of coffee and to read my book or in the evening when hubby and I are discussing our day... I would like to do it in private. If you have had people in your back yard in the past and it's never been a problem.... You may LOVE it!

We bought a lot with a villa wall behind us. The lot is also deep enough to extend our lanai. Our lot is starting into a cul-de-sac.
Closing on our house here in Pa. on the 17th. We can't wait to start our new live in TV. ![]() |

We bought a house with the back facing the shuffleboard courts at Odell rec center...Then Jackal and his sweet wife talked us out of it.
Now we have people living behind us but the lots are "jogged" so it is still nice.

buy8ing a resale just so i know whats behind us and that it will never change, looked at a house on the black fence and open field, but never know whats going to happen so we just nod to our neighbors behind every morning

We bought a lot with houses behind. We and our neighbors put in lots of landscaping, so visually we don't see them. They enclosed their lanai, and our neighbors to the back and sides all enclosed their lanais which really helped with any noise issues. Ours is just screened. It is very quiet about 98% of the time. If one of the neighbors either to the side or back has a party on their enclosed lanai we do hear people's voices. Of course, you'll hear voices to the side even if you face a golf course. We just thought that $100,000+ premium was too much to face a golf course so we didn't want to spend it.
