First let me say we purchased the Lantana model and absolutely love it. However, there is an intrinsic defect. There isn't any gutter system in the back and during a rain, we literally have a waterfall pounding down from our roof onto our patio. My Dad was a contractor so I asked the builder what the problem was. I know this will be erosive to the concrete patio. His answer to me was that "Yes, you're right, but we have to go buy The Villages specs." So we had to put in our own gutter in back. Now this isn't a huge cost, but it shouldn't have to be a separate cost at all. (Maybe the gutterman everyone calls is somebody's cousin! lol) Anyway, I'm posting this to people to inform them when they are buying to ask immediately about the gutter system in the back and maybe if enough of us make a comment about this, TV will change their specs, because it's just wrong. (We still love the model though )

From what I've noticed around TV, apparently new homes have guttering just around the front door. Many/most owners seem to add more in the first couple years. The amount seems to vary with taste, cost, and type of roof. I was going to add a strip across the garage and maybe the lanai but decided that since I had hip roofs, I'd go ahead with full guttering. Gable roofs seem to use almost no gutters. Hips really vary depending on taste/cost. Since we with hip roofs get a bigger insurance rebate/discount, the costs even out.

Not really a defect - let's call it a builders decision. I can imagine that it is not a deal breaker either way but in today's climate you might be able to negotiate (I know, I know TV doesn't negotiate) that into a sale. Or at a minimum it could be a wink, wink after sale install.

At least you should be aware prior to signing the papers.

Chel...we also have a Lantana and put gutters all the way around within the first couple of months; we, too, did not like the fountain spewing onto the concrete pad outside the breakfast area. Also, we were so used to full house gutters that it seemed strange not to have them. Muncle's right...TV only seems to put gutters over entryways/garages. Cost savings or just not a Florida thang? Who knows.

This is very typical of the way Southern Homes are built. You need to do the gutters yourself.

Earlier this month I just had a home warranty guy come out to my Lantana and showed him the problem on the concrete pad and water getting into the lanai. He flat out told me I could go as high up in the TV chain I wanted to but the gutters are at your expense. He further told me that what costs the homeowner say $500 the builder would charge $1000-1500. The house was built according to the drawings. So I ended up putting gutters all along the back, the garage side of the house and in front of the garage..paid about $2 a foot. Some guys will charge you $2.25/foot and then hit you with an additional down spout charge of $20 each. My gutters work good but I still get rain water on the lanai from the blowing rain.

I had to have gutters installed on my Amarillo ranch home along the whole back,lania Florida room and side porch,never noticed there weren't gutters till 1st rain.
Lania still gets wet a bit from blowing rain. :dontknow:
