Default Connection/Hook Up Estimates

Good Afternoon,
We are coming down for the preview next week and hopefully making a purchase.
Can anyone provide some estimates on Hook Up/Connection charges we will need at move in.

Xfinity/Comcast Internet
Directv
Gas/Electric
Telephone
And any other Hook UP/Connection fees we might need.
We don't need monthly bill charges unless you'd like to give us estimates.

Your MLS/Villages agent should be able to give you up to date information on anything you need to know about these costs, and more. Depending on which Village and county you purchase in.

It is not just the connections costs, some of these services have 1 or 2 year contracts with CANCELLATION fees. IMHO, call each and ask them for at least typical costs and contract info for your location. Also, not all services are available in all locations of the villages, so when you call you can confirm which ones are available.

The only ones you actually need are gas/electric. You have multiple choices for internet access and don't need landline telephone or TV service. Use your cellphone for phone service. An over-the-air antenna or various internet streaming services may satisfy your TV requirement.

Depending on your credit you could have deposits.
From your post I assume this is your first trip (preview visit). Don't buy. Go home and let a couple of months go by and then revisit.

Directv is free installation and no hookup charge. Directv contracts their install to a third party called Mastec, so they can recover their costs you'll be required to sign either a 12 month or 24 month contract. Once you get through the inital contract, you won't have to sign another unless you want to upgrade your equipment, so instead of just a standard HD box, you might want a DVR, or a DVR with 4K capability, get the most equipment you can get in the beginning. I've been with them since 2008. I didn't have a DVR initially, so when I got a DVR a few years ago I had to sign a new 24 month contract. It's not that I want to leave them for someone else, it's they won't bargain with you as easily. Like this season, I've got $60 a month discounted off my premier package (the most channels) and I've got NFL Sunday Ticket free this year, because I called them and bargained with them. If I was still under contract, they most likely wouldn't of given me any discounts. As a new customer, generally if you sign up in June, July, August or September they'll give you NFL Sunday Ticket for free the first year.

Once you've put 15% down on a new home and are close to settlement time, you'll get a packet in the mail about a month before closing that has all the phone numbers and estimated costs of everything you need to get into your new home. What you want to do now is, that search button at the top of this website. Before I had closing I had 20 pages of notes all from six months I spent on this website researching everything. The day after closing I had a painter inside my place painting, way before the furniture arrived. I had what I believed was the best painter available, Investment Painters. I had a handyman lined to put pulldown stairs in my garage attic, landscaper to come and give me ideas and estimates. I knew what nights were market nights at each squares and where to buy a lampost sign. I had every little mundane idea or job written down followed with names, phone numbers etc. You've got the right idea right now, but if you go through and write a post for everytime you have a question, you'll take forever and you might miss some good information. These questions come up every week and people get tired of writing the same responses. That's why a search is so good, you don't have to wait for 5 days so that 25 posters will write something, there are probably already 200 responses written to that question in past threads. Because if you can think of it, it's already been asked, there's over 115,000 people living in TV.

What ever you do stay away from comcast and any company that charges to hook you up in a pre=wire house-its an indication of a rip-off mentality--we got screwed by comcast when we first moved here dumped them after 6 weeks

There is a one time $100 fee for your mailbox. If you will have (Sumter County Electric) SECO Electric, there is a one time customer set up charge of $40. Water and Sewer and the Amenity fee are collected by The Villages CDD and they did not charge a set up fee to start the account. The Villages Insurance Partners were very helpful with homeowners ins. but warned me about buying a resale with an older (original roof) as they would not be able to insure it....so keep that in mind. Check the local information about sink holes...there was a great map on this site, search for it. Last, ask your real estate representative if their office charges the buyer an administration fee. I never heard of this as a Jersey Girl, but in FL the seller often pays a fee to the real estate. Mine was $250.

Check into Xfinity's new Xfi for internet. Using this for WiFi and a Roku box for TV reception may be a viable option for less expense.
