Amenities fees built into? Fine if apartment are in district and that fee paid to district for extra usage. I suspect that fee will go in to developers pocket and sh— on districts?

Even though the lofts are in the Brownwood commercial CDD, CDD9 will wind up absorbing them and giving full access to all amenities. As if we should have expected something else when they said the lofts would NOT have full amenities? By the way, I hope the developer is paying the amenity fee out of his pocket, since the lofts do not get charged an amenity fee....

All hail The Developer!

The Lofts at Brownwood features brand new, modern apartments, ideal for people who want to love life in The Villages without the upkeep and maintenance of owning a home. Spacious, open floor plans give you plenty of room to entertain family and friends. Through your monthly amenity fee, you have access to all of the amenities and lifestyle Villages enjoy each and every day.
Conveniently located at Brownwood Paddock Square, you’re daily conveniences like shopping, dining, health & wellness destinations, and free nightly entertainment at Brownwood Paddock Square.

The Thank You button just wasn't enough for these two posts.

Plus their own pool and dog park. We know 3 couples that are waiting to sell their homes in TV, and move there. Cheaper than assisted living, for those who can’t or don’t want to keep up with their large house, and upkeep.

Couple we play golf with, sold their house on Palmer, and moved to assisted living for that reason. Now they will be moving to the lofts

Comparing assisted living, which includes meals and personal care assistance to an apartment that offers no meals or care, seems like an apples and oranges comparison.

The rent for a 3 BR is about $3,200 plus $162 amenity fee, $30, cable TV, $30 internet, $11 trash. Not 5 grand a month.

Mea culpa - so $3500. A lot of cash for an apartment where you share walls.

According to the Lofts brochure, a 3 bedroom unit is $3,195 plus amenities $162, electric $75, water/sewer $47.25, trash $11, and cable tv/internet $60. The total is $3,550.25 per month.

Interesting concept. Remarkable that all amenities are available to renters though I'm probably selfishly thinking of over burdening the existing entertainment options since the population density of an apartment building is much higher than that of a home. Trying not to think of Paul Simon: "One man's ceiling is another man's floor"

What is/will be over burden??

265 apartments on top of 75,000 homes??
