We just listed our 3/2 Iris two days ago with Gary Gage of The Villages. It’s in the Village of Pine Ridge. Wonderful neighborhood! Good luck in your search!

Best location and close to Sumter Landing and 466. The Villages of Lynn Haven, Bonny Brook, Ashland, Winifred.

OK, price range helps. As you look, consider price per square foot and location as well. Expect to pay from about 150 a square foot and up. That means you'll be looking at 1500 to 2100 square foot homes. The 1500 square foot homes always seem to be in abundance.

We paid exactly 150 a square foot and put about 15K in on our own. So, we got the colors, the floor, and brand new appliances as well.

For us, that worked out perfectly for a cul-de-sac, pool ready home. That kept the taxes from rising due to sales price. If you pay a lot more, your taxes can reflect that. Also, bear in mind the homestead exemption is a yearly thing and not immediate unless the previous owner is under exemption.

Default The Villages sales agents are not realtors, they all represent the sellers.

The sales agents are employees of The Villages Realty. That is who they represent. They don’t disclose this to buyers. At least that was our experience. They can disclose your information to the sellers about you, yet you will not get any information.regarding the sellers motivation. Just a heads up. Realtors will represent you, but, are pretty much locked out of The Villages listings.

It took you long enough! The TV population has way more than doubled since you first visited and the price per square foot of houses has gone up as well. As you may have seen over the years, it’s a different place than what you first experienced. Good luck with your planned move.

Our neighbors house is going on the market today. It is on southwood drive in tamarind grove. Close to the pool. We are close to 466a and off of Buena vista. I don’t know what price it will be listed for. Beautiful home , well taken care of. We moved here two years ago and I love our neighbors. Good luck on your search!

I suggest you work with an agent as they see listings prior to the public. We have purchased three homes since 2012. We worked with
Chris Terrill who is terrific. She always had our best interest in mind. Good luck!!!

I have read that TV is planning on going as far south as Center Hill Florida. Look it up on a map and you will see that SR 44 will eventually be the ‘center’ of the villages. It will take quite a few years but as quickly as things are built here maybe not really that long.
