I advise you to get here whenever possible. Homes in our village of sunset pointe sell within 2 weeks. Unless you are willing to purchase online without seeing the property, there’s not much you can accomplish long distance.

Exactly, MLS agents cannot show you new homes or used homes listed with The Villages, they are limited to only showing homes on the MLS. You need both if you want to see everything available. I don't know what your age is but if you plan on living here more than a few years route 44 will soon be the center of The Villages and somewhere a little north or south of 44 would be your best bet to stay within easy access to all of the villages new and old.

I would make sure I was between CR466 and CR466A. It's the center of the classic Villages where you can reach all three town squares by golf cart. Just sayin'

You should get an agent with The Villages and an outside agent -- you will then be able to view all re-sale homes on the market. When you arrive, go to the open houses as well.

Contact Lynn Bartlett (352) 817-4024 and her son Chris will send you any listings the day that they appear. You just tell them the parameters in advance of price and house amenities. This is a free service but the best way to find a place before it’s gone.

As a buyer you should never forget that Realtors do not represent you they represent the seller, unless they are a buyers agent. As you ride around in their car chatting, they are taking notes in their head. They go to the seller and say they are offering xxxxxx but, I think they will go up from that. You said it his/her car lets offer xxxxxxx it is a great house, location etc if we need to we can go up from there..

Seems like you have done a through plan. Twelve visits to the villages. We did four and that is more than many others.

Others have posted RUSH prices are going up. That depends on your situation. If, you have a home that you will be selling, well that too is going up in value.

New vs resale. I wanted a resale, wife wanted new. Of course we bought new. Building codes have changed. A newer home will have the roof better secured to the home to resist hurricane damage among other things. A resale, all the hidden whatevers will likely have shown up such as foundation cracks due to improper site preparation etc.
Landscaping, new, some of them were done with no planing as to what they will look like when they mature from the cute little plants that are sold. Many homes only 8-10 year old you wonder how they got so overgrown. Truly simple, badly planed.

You have obviously done your homework and know just what you want. IF you are very realistic about pricing AND work with a realtor, you may get what you want. The market here moves way too fast for you to not work with a realtor.

You might consider contacting The Villages sales office. They have the largest number of listings and can contact you if something that fits your needs becomes available.
The Villages sold 411 new homes and 317 used homes in March alone. Desirable homes do not stay on the market for long at this time. Things may slow down during the summer season. Check the Villages web site for currently available inventory in new and used homes.
