Mr/Mrs BPRICE 1234, Your many posts regarding WellPoint, Middleton, FHA loans, etc. are clearly indicative of someone who is shopping seriously and trying to educate one's self prior to purchase. Probably from afar.

May I recommend - nay, strongly encourage, that instead of asking multiple questions repeatedly you simply come to visit? That way you may ask many in person and get much more detail and far better information.

At the very least, instead of asking the questions to the point people are tiring of responding (ad nauseum), perhaps the search function and some time spent in leisurely reading might be of value. I'm all for helping people, but I'm much more of the "helping people help themselves" type of person.

You could also have a quiet home with terrible neighbors with multiple barking dogs. You're not going to find the perfect home by asking repeatedly for information. Come down for a month, look at new and used then pick one out.

I’m not sure if you are trying to buy site unseen, not planning to visit, or visiting But not for awhile. Either way, what some think noise is a non factor really could be different for you.
We live 4 streets and a wall from the turnpike in our neighborhood. The back of our house backs to a prairie. In the front of the house we can hear the humming of tires, occasional sirens, and the opps I just left my lane, ran over warning bumps. Depending on the wind probably 20 plus days a month we don’t know the turnpike exists, inside or at our pool. Our boys both live in high traffic areas, front bedroom isn’t a big deal for them.

That said we also could hear BV traffic at our third house, constantly talking neighbors in kissing lanai in 2nd house, first house, noise while sitting in our lanai every with every car or cart ran over the grate in the road.

So can any of us help with some of your questions, sure, but the answers are for our degree of noise factors, not yours. So you can’t fault them for their opinions.

In your situation I would visit and spend at least a hour sitting in different areas, buy a house that you like, but keeping in mind if needed you could sell easily.

Because as others have posted, sometimes the traffic noise is much easier to take than humans, barking dogs, pool equipment, super loud conversations, TV and music, because people are hard of hearing. Or sometimes you really just don’t like the neighbors, it happens.

That's the issue we are having. We have made several trips but coming down each time something new pops us is getting tiresome and expensive.
If you look there's plenty of homes next to the turnpike and as you said, it's subjective.
We are coming down once again and hopefully we will find something soon. Thanks for your reply.

Unless you love the sound of trains at night you may want to pay attention to the tracks near the Villages.

The original co-owner of Talk of the Villages moved near a train track and would often lose sleep over it.

We hear one often at night but the track is about 1.5 miles from here.

You need to decide for yourselves. Go to locations near turnpike, quarry and others and listen numerous times of the day and decide if location is for you.

So here lies the problem, there will be new house, neighborhoods every couple of weeks to months. Are you pre buying, still working, not planning on coming down for awhile? It not a problem many of us start with a vaca/investment home.

In 2010 First house we bought a PV, used it 4 weeks a years, high season parents stayed. Kept it 4 years made a tidy profit.
2012 bought a 3/2 cottage we thought would be our retirement home. Nope turned it into a long term rental with the best tenant who ended up being a friend. Sold house nine years later making a great profit plus rent.
2014 bought preowned 3/2 designer selling house #1. 2018 one retired, but sometimes fitting into established neighborhood can be difficult. We started looking at new areas in 2019. We decided Richmond was where we wanted to build. Sold house #2. Built in Richmond in 2/22, sold house #3.
Is Richmond our last house probably until one of us takes a dirt nap. We have been to the new area and street of dreams houses. Our model is still our first pick. We still maintain our northern home plus TV.

So here is your answer on my opinion. Buy what works for you now, but in an area that will grow like Middle (non family) area or Eastport. I think both will be a go to spot, to a I really love this house/new neighborhood you could make a worthwhile profit in a few years.

Either way keep in mind there could always be a better house, in TV, you just need to start somewhere. It may end up your forever house, or it may become the first stepping stone house.
