Default Massey annual termite fee

I have a patio villa with termite protection from Massey. It is a bait system and requires an annual fee. It is difficult to find 2 people that pay the same amount. I want to compare "apples to apples" so if you have a similar size home and a bait system....what do you pay? I'm not looking for a discussion on whether termite protection is necessary....just trying to compare costs. If you use Dean's or another company, what do you pay annually?

I pay Massey $90 per year, but I have the chemical injection system, not the bait system. When I got a new system 5 years ago, Massey told me that they don't sell the bait system. I don't like the bait system anyway.

I pay Massey $149 for a 2,200 sq ft footprint house (having switched to their bait system in 2023)

Default Termites;

As a past resident of South Florida there are NO termits in The Villages.
I'm familiar with those critters and there are lots of them is south and west but, not here.
If you want to check just drive a wooden stake in the ground and check it once in a while. In south FL it would fallover in a short period of time.

Would be nice to see confirmation on that. Can find plenty of sites that say the opposite but those are all from companies hoping to sell termite protection services.

Do termites not exist in this area so we don't need to treat for them? Or, do they not exist in this area *because* so many of us treat for them?

As an aside, I have Deans pest control that includes termites as well as lots of other bugs, quarterly treatments for 12000 square foot lot are around $170, no bugs in the house, and it appears no bugs in the lawn.

You probably don't have the bait system, which would most likely be more expensive.

I believe Saddlebrook Rec Center was tented for termites a few years back. I have also seen a couple of homes in The Villages tented. Only one or two, but not worth taking a chance in our book

A 2 second google search will prove this as an incorrect statement:

"Yes, termites are prevalent throughout Florida due to its warm, humid climate, which is ideal for their survival and activity. All 67 counties in Florida are at high risk for subterranean, drywood, and dampwood termites, with some reports suggesting all homes in the state will either get or already have termites"

If you're looking for real evidence, we have two homes in our neighborhood that had termite issues. One of them was where the owners had not been there for some time and the termites ate the wood all around the front door. Door nearly fell in when they came back after over a year absence.

The reason you don't see it much here in The Villages is because every new home gets an initial treatment, and most folks continue with the treatment, so the incident rate is very low.

Question: How much does termite protection cost per linear foot in The Villages FL?

In The Villages, FL, termite protection costs typically range from **$3 to $16 per linear foot** for initial treatment, depending on the method used. Because Central Florida is a high-activity zone for both subterranean and drywood termites, most residents also maintain an annual termite bond (warranty) for ongoing protection.

### Estimated Costs by Treatment Type

Prices are generally calculated based on the linear footage of your home’s foundation perimeter:

* **Chemical Barrier (Liquid Treatment):** **$3 – $15 per linear foot**. This involves applying a liquid termiticide (like Termidor) into the soil around the foundation.
* **Baiting Systems (e.g., Sentricon):** **$8 – $12 per linear foot**. This includes the installation of bait stations around the property.
* **Tenting (Fumigation):** **$5 – $20 per linear foot** (or roughly $1.00 – $2.00 per square foot). This is typically reserved for active drywood termite infestations rather than preventative protection.

### Annual Termite Bonds in The Villages

Most homeowners in The Villages pay for a "Termite Bond," which covers annual inspections and the cost of re-treatment if termites are found.

* **Initial Setup/Inspection:** $700 – $1,200 (often included in the first year of a treatment plan).
* **Annual Renewal Fee:** **$150 – $400 per year**. Some residents report costs as low as **$13 – $30 per month** when bundled with other pest control services.

### Local Providers

Common companies serving The Villages that provide customized quotes include:

* **[Turner Pest Control](Page not found - Turner Pest Control Offers bundles specifically for Villages residents (TurnerGuard).
* **[Truly Nolen](https://www.trulynolen.com/franchise...te-control)**: Known for local inspections and "Total Termite Protection" plans.
* **Deans Services:** A popular local choice for Central Florida pest and termite care.
* **Massey Services:** One of the largest providers in the area with standard linear-foot pricing models.

**Tip:** If you are buying a pre-owned home in The Villages, check if the current termite bond is **transferable**. Transferring an existing bond is usually much cheaper (often just a $100–$250 fee) than starting a new contract from scratch.

(The output from gemini is much better formatted.)

Unless you pay extra, most termite treatments, including new houses, are designed to prevent subterranean termites only. If you have an infestation of these termites, the treatment involves pumping chemicals in the soil under the foundation. Tenting is never used to treat for subterranean termites.

That is incorrect. There have been many termite problems in the villages. There have been several homes that had to have fumigation to get rid of extensive termite damage. I saw one in the village of Linden and one in pine ridge last year.
