I've used lLinda Sears and John Mello of realty executives for the purchase of two homes. The patience of saints and smart as a whip. Great folks and absolutely honest.

What you are saying sounds correct to me.
However, if your Realtor was paid commission from the seller,
she was not acting as a buyer's agent.
The Realtor you used handled the sale as a transaction agent.
If she sold her own listing she would get her split from the broker on both sides --
the listing side and the selling side.
If she sold another agents listing,
the commission would be split according to the terms of the listing.

A "true" buyer's agent is paid by the buyer.
Their fiduciary is to the buyer. That is the difference.
They cannot collect any commission from the seller.
In other words, they can't have it both ways!

We used Debbie Gentry from Tom Grizzard agency. She used to work for the Villages so she knows the ins and out and all about location. She was so helpful.

Default Found a good One

Thanks to all for your thoughtful suggestions. We did a bit of research on our own and have retained the services of Susan Nelson with Realty Executives here in TV. She is a resident and has the insight we are looking for as well as the right personality. we feel very comfortable with our choice and look forward to finding our dream home in The Villages.
