Moving within TV
Just looking for information - I have heard that it is common for people to move to TV and then decide to move again within TV. I'm wondering how much cost is involved in this? Reasons? Do you use the same Village Real Estate person that you bought from in the first place? Do you have to wait the full year if you are relocating within TV? I'm happy with my home and especially my neighbors but am considering the possibility of a lower maintenance home. Has anyone moved and felt it was a mistake??

I do not think it is that common to begin with. But I do not have the numbers to back it up. I have been in this village for 8 years and the number that moved to an upgrade/downgrade is relatively small. Those that moved out or back home whether due to grandkids, loneliness, spouse passed or health reasons is a larger number.
I have noticed in the TOTV threads that some people buy a villa or something small with the intent to upgrade. I call that poor planning. If you disagree, I do not need to hear about it. It is still poor planning. If you know what you want or need and have done your research on the areas and are happy where you are I see no reason to move unless it is back to where you came from for one of the reasons above.

I was just on a life style visit this July and was told by the salesman that on average a typical villiger will move 2 to 3 times within the villages ..I found that hard to believe --- thought it was a sales line setting me up not to be to worried about buying early or too small ......but while visiting some open houses I met mostly people who were already living in the villages and were looking for bargains in order to move up in size or location !!!
I intend only to move one more time --well maybe 2 --once to a village and then back with my MAKER.... |

For my 3 yr old neighborhood of approx 47 designer houses....
4 people moved here from elsewhere within the Villages generally for a larger house; one for location. 6 houses have sold/turned over:

On our street...
There are 15 houses sold that I know of. Of these 4 are to folks moving from other homes within TV - about 27%. All wanted a larger home, room for a pool and/or a "view." Homes on our street are designers.
I wonder if villa streets have the same percentage in reverse - folks who want a smaller home, no pool/less maintenance or a to get a view they didn't have before. I know of other folks who have moved because of the lanai exposure and because they were too close to a golf course for comfort. Like Zcaveman, we did a lot of research before buying. But I still see one scenario where we would want to move... I am 54; hubs is 56. We were fortunate enough to be able to move here while still working. Because I work from home we bought one of the larger designers to have room for my home office and still have a guest room (kids are 6 hours away). I lived the first 22 years of my life in Massachusetts, the next 32 in Connecticut and a few months in SC and GA. Conceivable I could live longer in TV than either of these places. If I am in good health at that time, I would think we would want something smaller and less maintenance. k

I am always amazed at the houses that go up for sale. In our neighborhood there have been several. Most of the homes are Gardenias and Lantanas, but those moving are looking for larger homes with more privacy! I was also told many people move 2 or 3 times in The Villages. Are there some changes I would like in my house? The answer is yes, but I cannot imagine moving especially after doing upgrades and making your house your home.

4 times ..........
Good question to ask.
My wife and I decided to move here in 2007. We have since moved four times in that time frame. Nothing to do with a golf course, a view, square footage or any other reason other than one. Neighbors who just can't seem to mind their own business. I won't go into what happened as it's water under the bridge. But it took us that many moves to find a place where there are other like minded folks. Those who, like us, would rather help you to do something that report you for it. And I won't get into that either. But we have been here now for about six months and have either made improvements to our own home or others in the neighborhood and no one has reported anyone. The world has not stopped, no one has died and we all get along very well, thank you. I had written more, but then erased it as the people I was going to mention would not be happy and carefree.

My wife sells preowned homes in the villages and has worked with many people who have moved within the villages. I feel the #1 reason people move within in the villages is to downsize. People who have purchased designer or premier homes when coming to the villages then deciding they didn't need such a large house. The other reason seems to be people with pets, dogs in particular, who decide to get a villa that has enclosed yard so they can let their dogs roam freely out in the yard. Another reason would be location. But people do move around within the villages. I can attest to that.

What are you going to do if someone moves into your neighborhood that abides by the covenants and also wants their neighbor to abide? My guess is complain and move again.

Where do I get a copy of the convenants? Am thinking about moving TV. Coming for the Lifestyle Tour in October and was wondering how thick the book of covenants is I really would like to know what I am up against before making my move from New York. Thanks so much,

We often visit the Villages website and look at Homes for Sale. I'll bet other do also.
I don't think there is anything odd at all about people moving once or twice after they purchase in TV. People's needs and situations change. Many of our neighbours have moved for various reasons: health, downsizing or upsizing, divorce, wanting to be closer to a town square, etc. We originally purchased a two bedroom Villa on a golf course. We love our home and our Village. But we've experienced a flood of company, much more than anticipated. If this continues, we'll have to figure out how to say "no" politely and firmly, or move to a larger Villa.
