Default new home price

Can I put a bid on a home or do you have to give the price that thay ask for it can anyone give me any help on this

sharon, You can bid any amount of money you want on a new or resale home. In Florida if your working with a licensed Realtor they must submit your offer to the Seller. No offense but if your asking this question you should be represented by someone who can guide you and lookout for your best interests.

Purchasing a home in The Villages is somewhat different. If you are interested in a pre-owned home, you can submit an offer to the seller which they can then accept or counter.

However, if you're looking at a new home, the price you're given is the price you pay. Don't know if it's still true, but used to be that if you were interested in a new home, a 3 hour hold would be put on it so you could think it over. At the end of that time, sign the papers or give it up because there are people waiting who want the same house. Unless they've changed their way of doing business, it's take it or leave it, no negotiations involved. That includes a contingency for selling your current home. They want 20% of the purchase price within 5 days and have you closing within approx 30 days.

But once you get past all that and move here it's a great place to live!

The only difference dealing with TV is the strength of their market. Florida law states"a broker has a duty to transmit any and all offers to the employer including oral offers or offers made without a binder deposit. Failure to present an offer may be considered concealment or breach of trust". The employer can specifically instruct the broker to the contrary, otherwise all offers must be presented. TV may be so strong to reject any offer other than their asking price, but the price your given is negotiable .
