This is my thought as to why the don't deal on new homes. Lets say they are dealing on new homes and now you move in. This is how the conversation with your neighbors will go.

I got 10% off because I know how to work these people. Now the guy that got 6% off says he got 12% off and now the 10% off guy is mad and so is the 6% off guy and no one is happy with there purchase and they have only been in their home for one week. This will spread up and down the street quicker than a bad cold.

If the above were happening The Villages would not be the size it is today.

Yes they reduce the price on homes that are left not sold in an area after many people have passed on a home for who knows what reason. Color, location, fire plug, electrical box or whatever. This dosen't seem to bother people because they know that they can wait and purchase what no one else wanted in that area and get the discount.
