Actually it appeared that I caught the New Home Sales site in a state of flux last night - and what I saw during the change is that ALL the "Price" $ figures (those no longer with discounts) are at the Retail price. In other words the discounts were simply eliminated for all built Spec homes - except for some, about 25 or so, of the 286 on the market right now. The Developer can afford to pull back now as buyers keep coming (like me) and the Market can absorb the price increases.

The new home prices are certainly overvalued in this market - BUT buying the Lifestyle is the key. And pulled us in... Good for The Villages mgt!

when all gets said and done....SUPPLY AND DEMAND......really nothing much to try to figure out.

The "over valued" prices will be a bargain next year.

In following the market here since 2004 and buying n 2006 people still are getting a bargain and some say. speak to those in who purchased during TV's banner years

2 agents told me last week that you no longer can reserve a lot for a future build anymore. I think you are going to see a lot more Spec homes.

At the rate they are being built, future buyers now should have a lot of houses to choose from (at least for the short term). Village of Collier for instance has entire blocks being built all at once. I'm sure the other Villages to the east will go up in mass as well.

DeanFl, we too are scheduled for our design appt late. It's Nov 25. We had a lot of things to wrap up before we could committ to the $20% down at design.

I have also been super worried that we will be raped and pillaged at Design. But I had our SA price our tentative design and the price has not changed....yet!

I still worry that we are so far out that an increase is very likely!

Where are you building? We will be on Gullberry in Gilchrist, over looking the 8th tee of Kildeer.

We were told that our $7500 deposit hold the lot price. We have s great lot with no rear neighbors. So we are lucky there. We just have to hold on tight. We are committed. And have to play by the developer's rules!

Let us know how your appt goes!!

We will be on Amherst Way in Gilchrist, across the 2nd green on Destin course. Planning a Holly model with the large kitchen - perfect to spread out the takeout food...

We were to have a 3-day Design meeting in mid Nov, and declined - we want it done in 1 day. So we were provided the list/forms and did research (colors roof etc) and our SA brought us to the Design Center to pre-select stretches/tile/cabinets/counters/ etc. So during our 1-day meeting, need to confirm choices and select the small stuff.
Couple concerns - we will have tile in wet areas, and wanted laminate everywhere else. Design Center only has hardwood (didn't even ask $$$). We ran into one SA at a model weeks ago, and she said we could have linoleum installed by builder and that is perfect to lay laminate aftermarket. When asking our SA - she said NO they would not allow that. So we may need to have standard carpet and rip it out a week after closing... Has ANYONE recently been allowed to have linoleum in 'living areas' in their new home?

Yes, we're not pleased with the expected Design restrictions, and $$$, but what will be will be. We hope for a positive experience and outcome. And we know it will be worth it - and finally join the TV community.

Homes are a bargain here.
We just sold our Orlando (Baldwin Park) house built in 2004.
Same size as TV, smaller 3 car garage, smaller lot, no pool, no summer kitchen and got almost 100K more than we paid in TV.
Both homes had bonds and the buyer picked up the remaining years on top of the price they paid.
Lifestyle there vs here doesn't begin to compare so again a bargain.
We do miss having Costco and Total Wine a few miles away.
Those that don't know there is Model Home furniture sale every Friday in Winter Park.
Get them while they're hot because prices should go up with 10,000 boomers retiring daily.

I too was in the same boat as the OP for 2 years and sat and watched the prices go up due to inability to pull the trigger. I am very relieved to say that i finally bought a newer resale CYV last month and will be closing on 9/30. I am glad that finally decided to buy, and in hindsight should have bought 2 years ago when we had the same opportunity (fully furnished patio villa in Pennecamp for mid 150's). I can now take some joy in hearing about price increases afters a couple of years of being on the other end.

The bond pays for infrastructure. One way or the other the homeowner always pays for it. Don't worry Dotti, you won't be raped and pillaged. You can stop and add it up all along the process and no one will try to pull the wool over your eyes or upsell you. The reason that this place is a success is that the people who own it are ethical and decent people who do NOT try to scam you. They are so successful that you hear a lot of class envy, but they have no need to rape and pillage. The build a nice house and you have to pay a little more than other communities for a smaller house because of the lifestyle.

It will be good, and more than good.

I don't work for the developer or know him or his family but someday before I die I would like to shake all of their hands and thank them for making this part of my life so full of interesting things and people and activities and we love our home too.

Thanks Gracie,
You always have such a level headed and calm approach, when we newbies freak out!

We have a max $ amount and do not want to go over that, But We are doing some stretches and I am just afraid that It will add up quickly.

I am hoping that our design person is a class act and is super familiar with the options and can help us truly pick the things that are important to us.

We have heard about several fantastic Designers, But my SA says many have left since the big sell out.

I am hoping that our trip in Oct will be work while. We want to go through as much as we can so the the Nov 25 Design appt goes quickly without a hitch.

Just a bit nervous.....
