Default New Town Square

Does anyone know the status of the new town square? Brownwood is what I think it is called.

Default New Town Square

I find it hard to believe that TV would build another square when the two they have are struggling to fill stores and keep restaurants. It's awful to walk around and see all the vacant storefronts. I can't imagine filling the squares with office space. Good question though, especially for folks who bought out that way anticipating another square.

My uneducated guess is that Brownwood will be built at a later date...after the housing market rebounds and the economy stablizes...in other words, don't hold your breath waiting for the dirt to move.

Default Brownwood

I went out there the other day and kicked some dirt around in an effort to get things started.

Well, at least I'm trying to help here!

(My prediction is 2015.)

CMJ, I don't think anyone bought "out that way" hoping for Brownwood to be built. There are not houses at all that far out. I'm as far south as TV goes and my main Town Square would be LSL, although I love Spanish Springs too. I'm just 10 min from LSL. Brownwood is set to go all the way out to 44 I believe.

So, people buying in Hadley, Duval, St. Charles, etc. should really not worry about Brownwood being their primary Town Square. Though it will be nice when they do start building further south than we are. I hear a new Wellness Center will be out this way too. Anyone else hear that???

Default Sequence

My guess is that the sequence of construction south of CR 466A will be...

• First, the golf courses, roads and pools

• Then new houses and villas

• Lastly, will be the construction and leaseup of Brownwood

Given the status of the economy and the decline in house sales north of CR 466A, my guess is that it'll be awhile before items two and three are started out there. I wouldn't be surprised to see some dirt moving on new golf courses, though.

Default Brownwood

I heard a from a guy whose wife works for TV that Brownwood has been scrapped, as well as any work south of 466A due to the real estate market, and the economy. TV will finish north of 466A and that is it!!

Doubtful! Still too much money to be made. They'll just wait it out. They own the land, what are they supposed to do with it?

I agree with VK - you'll see golf course construction in the near future.

Unlike my luck picking winners in sports, I'd LOVE to have someone bet me Brownwood and TV to Rt 44 will not be built. Not only is the land purchased and development started, but so has the baby boom retirees onslaught just started. TV's current mission statement is that everyone in the US will know what and where TV is. Combine those realities with the overwhelming endorsement of current residents and you have a no brainer. It just a question of how soon. And, I'll also bet that won't be the end of the building either. Any takers?

Our Villages sales rep told us last week that it would be at least 4 yrs before they build it. Slowed market and boomers working longer than expected was the reasons given.
