a bit of a marketing exggeration, as they really don't control prices of all homes. . they try their best with with the resale arm of TV sales department, but all homes is a bit of a stretch. . they influence with the sales bias towards new homes first in their sales processes, and some reps over-emphasize cheaper new builds by ignoring pre-owned.

they believe that they can control the resale prices by setting the price of resales with their TV arm, and MLS basis alot of their pricing strategy on comparable homes, often re-sold by TV. . . . influence the pricing throughout their kingdom, absolutely, control all is a bit of a stretch. .

Its supports the belief though that the developer is a politically sanctioned mafia family, who uses legal behavior to punish former sales reps, and getting all the profit back from flipping a new build within the first year, and other political activities.

Welcome to Morse family plantation! They hope you enjoy your retirement.

So you must have sold it in a very seller's market, and that there was a perfect buyer waiting. . may I ask the year and quarter you sold the house?

in a very competitive buyers market, that strategy may have taken longer to sell, if at all. . but always a good feeling to get your price as you set it. .

good luck to all. .

obviously old retired out of touch finance guy
I will only provide that it was pre-covid. We should have sold that house during covid and really cleaned up.

It's usually because the Villages only has a few houses or blocks left at one development and they want to dump them.
I bought a 3/3 veranda model in Deluna, December 2022, huge backyard fenced in. 495K. I went and looked at the same model in Fenny that only had 10 feet to the backyard fence. Five years old & needed work, 50 K more. !
I had a three hour hold on the house that I bought. I went and looked at the one in Fenny and called my broker right back and said sold.
