Thumbs up Finally found a lot 215 Fernandina

After over month waiting for a new section or as they say unit, 215 opened this morning.

We wanted to get an early opportunity for a lot with a particular magnetic orientation for solar panels (hot water), and a southerly facing lanai, not so easy to do. That also makes the garage face north to stay a bit cooler in the shade. I ran all the sun angle variations for all the months of the year.

Can U believe there were only 4 lots in all of #215 that fit that criteria?

We were pretty sure we were going for a Cottage (Sunkissed), but found that of over 200 lots in unit 215 only 12 would be set aside for owner custom builds and they had to be done with a designers very next appointment.

We wanted the option for a 1 year to build plan, so our second choice was always the Bougainvillea.

We found one without kissing lania's in fact no house at all behind us, it's a dead end street of another group of homes, so we felt good about this lot especially after getting a quick picture from our sales rep.

The reason for only 12 Cottage lots is after these 12 are sold they will no longer be offered as customs they will be built like the Patio V and CYV.

They need the designers who currently work on the Cottage models to switch over to the Designers.



So after hanging here and learning about TV from you guys first hand that all added to our confidence in buying,

Oh, and don't worry about the money. As a service to it's citizens, the government prints all you need and they're not charging much for it now.

So does that mean you will be building in June of 2013 and moving in August? Things should be looking much more built up by then.

No sooner than that, but did want the option without a short deadline over our heads.
We should rent our home out by mid Aug Sept 1, then we'll plan out this phase as to when.
It also depends on a few biz ideas and how they may develop at TV, I can't really retire.
As a DIY I wanted to be there during the construction period to do or have done a few odds and ends.

The 3 homes we had were all build to suit.

When they add more designers to their staff from the Cottage group the appointment time will be shorter.

Good luck to you. You have given great information about house placement.. We have our home up for sale and have our fingers crossed..We live in LI NY also..north shore shoreham..lots of lookers and a few second lookers but nothing yet..Looks like buyers want to look at tons of homes before they make a choice.
