Our sales rep says a lawyer isn't necessary when purchasing a house in TV. I'm a bit skeptical, since I've used an attorney on every home purchase I've made.
What is the opinion of the experts, by that, I mean those of you who have bought homes in TV? Did you use a lawyer, and if so, would you do the same again? |

On new homes in TV, it is so cut and dried that you'll likely not benefit at all from having a lawyer. I've not heard of anyone having any problems. However, as Bare said, if it makes you feel more comfortable having legal advice, it's probably worth the money.

Being from the Northeast, we always used lawyers too. But Muncie is right - buying a new home in TV is pretty straightforward. And, I have worked with the standard forms enough that I felt comfortable. One thing my hubby wanted to do was to buy the title insurance. I thought it was a bit pricy - but, if it gives him peace of mind...

Like any transaction, a lot depends on your knowledge and experience (and confidence) in the goings-on - if it's a straight purchase (no financing), whether title insurance is going to be required, and what "closing" really means with regards to fees, responsibilities, etc.
This is Florida, so it's probably involving actions and items different than your current state location. The first responsibility of any seller is to protect the seller's interest. |

Up north in CT it's required to use a lawyer for real estate closings, but here in Florida it's not. I bought a resale through The Villages and didn't use a lawyer. The closing process through The Villages is such a well oiled machine that IMHO it was not necessary. I have title insurance on the resale that was paid by the seller. I think that most people here do not use a lawyer, but if you are really bothered by it, then it would probably be worth the money for you.

This is our seventh home purchase and it was the easiest of all. We saw no need for a lawyer and on the advice of several people who live here whose opinions we trust we did not buy title insurance ( we always have before). We bought and did not finance. We would repeat the process....and probably will when we move here full time.

I used a lawyer only once on several/many homes in my lifetime, when the company offered it as a perk. |

I am a licensed real estate broker, inactive at the moment. I have used lawyers in the past depending on circumstances but I found absolutely no need for one when we closed here. Somebody mentioned title insurance. I have never been involved in a sale that didn't involve the purchase of title insurance. |
