Also Fenney will be the same as the rest of TV, with the 20% under 55 rule.
I was looking at this ->
"
The revised plan calls for 2,600 of the 3,000 homes to be age-restricted. It also reduced the proposed commercial and retail space to 160,000 square feet from 225,000 square feet in the 2008 plan. Amenities may be similar to other villages, including recreation centers and golf courses. "

The 2,600 would be 80/20. So yes, about the same as TV.

I was responding to the Fenney statement. I know Oxford Oaks is a family village................

Its a shame that this information is not represented in the listings......and some people who dont know any better will buy in those neighborhoods not knowing the real information.....
No chance someone will buy in a family Village without being told what their amenities are.

I do see Bison Valley listed on The Villages sales village selection. Learning something new every day. There are two listings in the selection-> not in The Villages. So, everything else is in The Villages such as Bison Valley and Oxford Oaks but without TV amenities privileges?

As I encourage many to look at homes on The Villages web site, I will now caution them that not all in The Villages listed homes are entitled to TV amenities. I am learning more everyday about the ways of The Villages with the help of a few on this site and I say thank you to them.

Same as Bison Valley, Oxford Oaks allows kids and doesn't have access to Villages amenities.
No access to Rec Center activities, no free golf for life, etc.
In my books, that more than justifies the price difference.

For the prices they are asking you would think 1/3 acre lots would be the norm. What are these new buyers really getting for their money ? Reminds me of the Disney downtown experience rather than the theme parks themselves yet still paying full admission. As far as I'm concerned these prices in Central off coast Florida not within TV proper are way overpriced.

At the risk of getting a bit off subject, (and I apologize), I feel there is a real need for more "family" communities in this area.

Case in point. I have been feverishly looking for a good home to buy for my son, who is joining me in my business. He has a 3 yr old daughter and one on the way. There seems to be no "family" areas near the southern part of The Villages now. Everything is well north or west, (i.e. Oxford Oaks).

Before folks get nervous thinking I want "kids in The Villages"...no I do not. But the fact is that The Villages needs all types of people who work here servicing the needs of the community who are younger, have kids, and need a quality place to live not too far away.

The homes we are seeing within 10-15 miles of The Villages are overpriced garbage for the most part. Lipstick on a pig in many cases.

It is a need I did not know existed until I started looking for a home for my son. Every moment I'm not inspecting houses in The Villages I'm looking to buy one for my son. I did not think it would be this difficult.

Respectfully, Frank

Although no mention of not have any TV amenities for the new house in Oxford Oaks, it does say that “Not to mention The Villages Charter Schools are only a couple miles away.” So, if Frank’s son would purchase this home, would his kids be allowed to attend The Villages Charter School?

For those looking from afar to this sales site for information, some very important details are missing in my opinion.

I do enjoy looking at houses on this site even though I already own our dream home in TV.

.

I do too. I love looking at models and I enjoy watching HGTV. I just like to look at houses and I have always been that way.

We are blessed to know Frank (Dangelo Inspections) and know him as a hardworking, kind and honest person. So glad to hear his business is growing. I am hoping that because he works in the Villages his son's children would be able to use the Villages Charter Schools that are excellent.

One of the things that impresses me about this fine business that is The Villages is that they have thought things through very well. There are some areas that are not on the cutting edge, such as their computer technology, but all in all, it is my opinion that they have continued to make things better in all areas that I can see. I agree with RickeyD that the lots are smaller, but most of us have left large lots behind us with not many regrets.

Many, many, many people come here and are skeptical at first. I wondered, "What's the catch?" I am now thinking that "they" may be enjoying the part of creating a place like no other on this earth as their legacy. They certainly have enough money. More money could not possible change their lives. They all still work here and live here. (The family I mean)

Mr. Two Plane, did you say that your background is computer technology? Had you thought about working for The Villages company?

I hope someday you will be happy and satisfied that this place is about as good as you can find on this earth.

I don't work for them. I don't know "them". I am a person who thinks I am so lucky to live here after a lot of very nice homes in our past and nice areas too.

I agree it would be helpful if on the OO and BV listings it indicated what was and wasn't included (as far as The Villages Amenities) I have several friends who live in Virginia that will send me listings in OO and say "Is this The Villages?".
