After my property tax total, an amount for The Villages has been added on in past years. What is that for, exactly?

Then, what is the $199 or $200 monthly amount that people are talking about?

What are the words on the line where the amount for The Villages has been added? The exact words.

If people are talking about $199 and $204 then that is likely the prevailing amenity rate for home sales in the Villages. Your amenity rate was set to the existing "prevailing rate" the year you purchased your home. Since then it has increased each year by the CPI.

Each year the Developer establishes the "prevailing amenity rate" which will be charged for new homes sold that year AND any resales during that year. When you purchase a home in the Villages, new or resale, your amenity fee will be set to whatever the prevailing rate is at the time, regardless of what you were paying in the home that you sold.

The prevailing rate for 2025 was $199. The Developer has recently informed the Villages that the new rate for 2026 is $204.

I pay the amenity fee on the utility (water) bill, not on the property tax bill.

You've always paid a fire district fee but prior to last year it had a different name. On my 2023 bill is is labeled "F46 Sumter Fire Assessment."

The maintenance fee is a yearly fee paid to your CDD to maintain the infrastructure. If I'm reading the maps correctly, you are in CDD1 so that board receives your annual maintenance payment.

Have to ask……when did you purchase your home?

de la Mesa is a private courtyard villa neighborhood within The Villages, near Spanish Springs. It is one of the few neighborhoods in The Villages with an HOA, and a private neighborhood pool and park that only residents and their guests are allowed to use.

You might be paying your HOA fee on that tax bill. I don't know how much the HOA costs, I just know someone who lives there.
