What really matters is if you are an outside person or an inside person. In Florida most people don't go outside to see any breakfast because it's hot, so that's really my answer to you, don't forget any houses near route 44 are also quite noisy and if you live right next to a commercial area that can be very busy and noisy. Down the road in plantation community their newer section is miles away from the turnpike and yet because it's so flat you hear the constant drone. If it's a big deal to you consider staying in the older sections north of 44 or find a beautiful community like Pennbrooke Fairways and a mile off of route 44 and much quieter and half a million dollars less per home

We purchased a Villa for an investment rental in Marsh Bend, close to the end where the Turnpike is. At first we noticed alot of turnpike noise as well and we were worried about how that would impact our short and long term rentals. Long story short 2 years later, once the area was fully developed and the planted bushes/foliage/grass had grown, it was quite amazing how much the turnpike noise was reduced. Almost 3 years later, even more so. It's like it was not even the same place. You may have to wait, but eventually the noise will be reduced significantly. At least that was our experience.

We bought a home in Monarch Grove and yes can hear the turnpike noise. But it varies and becomes background noise you don’t notice much. We love our area and are excited for the expansion down this way!
We felt there is pros and cons to each house and location. It comes down to what is important to you! |

I also live in Monarch Grove and hear some turnpike noise. I anticipated this when building my home and added a water feature in my pool and speakers in my lanai that allows me to have music when enjoying the outdoor area. So when traffic is a bit loud (definitely not always) I do not even notice it with music and the sound of my fountain. Certainly my location for the new amenities that are being built far outweigh any traffic noise.

Like the other posters, I do think you should go to prospective lots at various times to see how the noise affects you, and then think about what is important to you. Other things to consider are what direction is your house facing, etc. If you are not happy with the noise, wait a bit. There are TONS of new neighborhoods coming up if you are committed to buying new. I live south of 44 and also LOVE the walking trails - I am on them every day. I rented for a solid month before choosing my home. I weighed the pros and cons of each area, and chose this area a good bit away from the turnpike, near the preserve, just a lovely area. That being said, I do think (still think, always have) that the area north of 44 is more beautiful because of the established landscape, mature trees, lovely golf courses. I know I'd be happy there too, but I am a walker and there are no walking trails up there, so that did it for me. Good luck, and welcome to a great place to live! |

Originally I was considering buying in the St. John's or Richmond area because of the closeness to Brownwood Square. I ended up purchasing my home in Hammock at Fenney because of how quiet it is over here.
