Property tax rates ?
My wife and I will be visiting the Villages in a couple of weeks to start looking for a home. I wanted to get some facts and figures together prior to our visit and I'm wondering if anyone can tell me what the property tax rate is on homes in the Villages? Thanks everyone!

Here are the property tax millage rates for the three counties that encompass The Villages.
Per $1000 of assessed value: Marion 17.9470 Sumter 16.4935 Lake 16.6059 Tax assessments are initially based on the purchase price paid. There is a $25000 homestead exemption available to full time residents.

TCR, something to know and understand concerning real estate taxes. The tax is calculated on the selling price of a home,,and this is the issue, EVERYTIME it's sold. If you are considering purchasing a resale (read, used) home the existing tax liability will not be the same tax charged to a new owner. The tax will be recalculated on the selling price. Here is the link to the Appraiser's office. I called to get the information on our home and talked with "Sherri" who was very, very nice and answered all questions. When you go to the site look up super homestead on the side bar.
http://www.sumterpa.com/ This is interesting. Our real estate tax for this year will be $2526. When we vote, we will hopefully OK a change in the taxes. If this passes, our real estate tax will drop to $632. Hope I understand this correctly.

My understanding of the super homestead is it will catch-up with you after an estmated 7 - 10 years. If your not planning on moving and have the 3% homestead cap I would really think long and hard before giving it up. You may save money at first but then look out especially if your on a fixed income...............just my 2 cents......
