Default Question about Real Estate Data Sales by Area in TV and Home Investment Returns.

Property of The Villages used to publish a small paper that was about 5 pages that gave real estate statistics for number of homes sold, days on market, average price, etc. They did this by geographical area. I haven't received one of those small papers for a long time. Do they still publish that data and if so how often? Realtor.Com, Zillow and Redfin publish MLS data but in the past this data was significantly different than the information provided by Property of the Villages. If anyone knows when it comes out or if you have a copy of the last couple of papers I would love to see them. I think it is interesting how fast The Villages has grown in the last 5 years. At present on The Villages Home Search there are more than 900 preowned homes for sale. The Villages shut down their sales offices in Everglades and Sawgrass and has moved their sales office to Eastport. I spoke to a person who was looking in the new area and was fromo Ocala. From her perspective homes north of 44 seemed like they were too far from the new amenities. I am wondering what if any the rapid pace of new builds has impacted homes north of 44.

The new home construction is up. I am curious what Property of the Village Data has for preowned home.

Data for Real Estate from MLS data:

Sales Prices / Price Trends
• From Zillow: The average home value in The Villages is about $394,659, and is down about -2.0% over the past year. Zillow
• Another Zillow metric: Typical home value ~$399,921 and down ~-2.6% year over year. Zillow
• A trending data set (Rocket Homes) shows median sold price in June 2025 at ~$365,000, down ~-3.9% since last year. Rocket
• Yet another data point: The median home price in ZIP 32162 is ~$350,000 in Aug 2025, down ~-2.8% from a year ago. Redfin

ATTOM is a data company that compiles realestate data from assessors offices. That would include new homes and preowned homes - A dataset via ATTOM claims median home value ~$368,599 (Jul 2025) and +2.1% year-over-year.
Summary: The majority of data show that sales/home values in The Villages have slightly declined (~2-4%) over the past year. There is at least one data point suggesting a small increase, but most sources agree on a mild decrease.

Key Takeaways for Single Family Homes in The Villages
• Time on market is up — Homes are spending more time listed before going under contract/sold.
• Prices are slightly down — Most recent data indicate a small decline in average/median home values year-over-year.
• Market is cooling relative to the very hot prior years: slower sales, longer market times, slight price drops.
• For someone looking to sell, this suggests less urgency amongst buyers and more negotiation leverage. For buyers, it suggests somewhat less competition (and perhaps better opportunities) than in peak years.

Price Trend
• According to Redfin, the median sale price of all home types in The Villages was about $348,450 in August 2025 — a decline of 3.2 % year-over-year. Redfin
• According to Zillow, the average home value in The Villages is roughly $399,921, down 2.6 % over the past year. Zillow
• According to Rocket Homes, the median sold price in June 2025 was $365,000 — down 3.9 % compared to June 2024. Rocket

Notes & Important Caveats

• Although the decline is modest (a few percent), it does suggest the market is cooling rather than continuing to accelerate in price.
• Other metrics (e.g., how long homes stay on market) show signs of longer selling times, which often accompany price softening.

Comes in the mail every quarter for as long as I can remember. If you do a search you will find a lengthy discussion about last 2 quarters
