I've reposted this from the new members thread in hopes of getting some more responses.

I'm thinking about having a house built that backs up to right hand side of Morse Blvd (going north), near the circle at Bonita Blvd. I'm wondering how noisy the automobile and golf cart traffic is along Morse Blvd and if I will hear it from the house and lanai. The lanai would be about 40 feet from the fence along Morse Blvd. The house would be on a elevated lot.
I know there is a lot of traffic on Morse Blvd.

Last year when we were looking for the "right" house, we eliminated anything backing up to a cart path. We did so after spending 3 (I think) nights in one of the cottages at Sumter Landing that backed up to the path going over the bridge. The carts started going by at 5 AM, and that is way earlier than we planned to arise once we retired!

Morse is a busy artery, and it is going to get more so as that part of TV fills in. You can mitigate some of the noise with landscaping, but I would avoid that kind of location for a number of reasons.

First the obvious, it's going to be noisy and once you are there, you are there. And even if you decide you can live with the noise, when you sell you will have eliminated a certain number of potential buyers because of the noise. That's my take after 18 years as a RE Broker in FL.
