Ok, at every house I have owned I have always been able to find my property markers. Usually they are a pipe driven in the ground. So far at TV, I can't find a single one for my property. This presents a problem since I am trying to find the actual real property line in front of my CYV. We own a corner lot on a dead-end so the end is part mine and part the owner on the other corner. My neighbor and I have each decided to landscape in two totally different styles/directions, and I want to make sure that I have all my land. Right now I am not sure. I have also heard that if I don't claim all my property that my neighbor can claim it in 7 years as theirs. I also think some bushes, etc are planted on my side.

When you closed you should have got some papers explaining how the easements work in the villas. All of the lot lines and use of land around your villa and your neighbors will be explained. I own a courtyard villa and it gets hard to figure out what is yours and what is your neighbors and who takes care of what.

Not sure about CYV, but on homes, the lawn sprinklers are the markers for the property line. Very easy to figure out.

All I basically got was my site plan that I paid my $5 for. I have tried using the sprinklers, but it is hard in a CYV. If I use the sprinklers my neighbor owes me about 3 feet!
Anyone I can call in TV to find out, or someone come out? Army Guy

Do you have a site plan for your property? If you home is not (and I don't think yours is) over 10 years old, you can get one from the office near the sheriffs, at Morse and 466. At least that is true for homes.
We had ours surveyed. It did not cost much and I always like to know where are property lines are. No questions after a survey.

Redtail, I have those disks in the street, but like against the vinyl fence I don't see anything, even digging down in the pinestraw and sand.
Star, how much did the survey cost? I am like you, I want to know my left and right limits! Army Guy

I too was surprised that we did not have a surveyed lot diagram at closing as was typical of other houses purchased up north. I originally thought that it was because everything was previously layed out by TV and on file somewhere.
But as part of the process of getting estimates for expanding the birdcage on our CYV, I found that our lot plan "could not be found" and was told some files were lost. Therefore I'm getting a survey done. T&D is handling for $250 so it's not a major deal...and IMHO worth it for the peace of mind if anything comes up later and also for submitting the plans to TV for approval.

I believe the disc are survey markers. I asked one time, and you often find them in the street too.
For property lines, I have used the original survey lot sheet. It will state exactly each property line by the distance from the four corners of the home. At least for a home lot. Do not use the sprinkler heads as property lines. The landscaper who installed them lay them out for watering, not for property lines. My lot is proof of that. Hope this helps. |

When you walk out the door facing the street what you see is what you take care of. You do not own all of it. your plot plan should show property lines. Take your plot plan to the surveyor that did it and they can explain about the lines and markers to you. you can go on the Sumter county tax assessors site and it will show you a map of your property.drd

Hi Army Guy,
I would seek accurate property line information as soon as practical. Encroachment onto your property could not only limit your choices, but perhaps cause problems later if you decide to sell. I would start with District Property Management as Bogie Shooter suggested, and have a survey done if necessary. If your neighbors are encroaching, it's possible they don't know it either and would amicably fix the problem. If not, and it is a problem for you, maybe someone in the District office could assist you in reclaiming your property. Otherwise, you might need legal support. I hope everything works out well! |

My survey that I got at closing showes IP at each corner of the lot. The legend says IP stands for Iron Pipe. Maybe a metal detector can be used to find them.

I got the impression from him that he didn't own that property out by the end of street but was responsible for taking care of it up to the center of the street. You might want to check into that as well. Most CYV are set up that you maintain property that is your neighbors, both inside and outside of the fence. Some, but not all, corner and end lots are the exceptions. Go to the Sumter County Property Appraiser website and look for the map of your property, it will give you a real good idea of your property lines.

BB, do you happen to have that web site? That would be great if I could find it there.
We are coming down tonight for the weekend so I am also planning to call Property Management. I checked and on our iste plan it has no "IP" marked. Thank-you all for your help! Army Guy
