Minimum rental restrictions have been discussed on various other Threads. Facts are there are no minimum restrictions written into any of the District deed restrictions in TV. Soooo, you can rent out your home for a night, month, 3 months or whatever you choose. Investors have bought up a lot of homes in TV and rentals have become a good business for some. Villas, in particular, and “older” properties have, in some cases, become rental neighborhoods.

Don’t use the Villages property mgmt companies it’s 3 or 4 people they don’t do anything and there are ads on charges I did a rental there for 2 months and plumbing exploded 4 times and had no use for many days still fighting with visa 6 months later to get my security back - rude nasty and lie.

I hated it when my neighbor turned his house into a rotating flophouse for renters. Had to continually adjust to their peculiarities. And he expected me to be his friend. Doubt if he ever made much money and of course his interior/exterior was poorly maintained. Fortunately a heart attack made him sell and now I have full time neighbors who care about their property.

We had concerns about doing this, too. It looks like a huge amount of The Villages is rentals. However, we do plan to move there in a few years.

We bought now with plans to move there in a few years, with visits every year until then.

We thought of using a property management company until we heard the 18-20% fees. That plus the 9% Florida taxes have us looking to do it ourselves. However, we will use a home watch service, and are currently considering someone recommended by the villages agent that we bought the house through. They are just starting, though. If you have specific suggestions, please post or PM me.

Thanks for the contract suggestions. That's the thing most pressing on our minds.

When we bought earlier this year we planned to never rent it out. I want my new house to be new. All new furniture, rugs, golf carts grill etc etc. do not want anything to be used when I get a chance to be there. Also if I get to go down, even for a couple days, I want to go down, period...

You can rent it out part time and use it yourself part time. You can not assign amenities to renters and use them yourself at the same time.
